We are seeking a skilled and motivated Maintenance Supervisor in Training for the Richmond, VA area. In this role, you will train onsite alongside a supervisor and a full maintenance team, with future flexibility to transfer to another community as needed. This is a hands-on position where you will manage and coordinate service team activities to ensure efficient upkeep, inventory, and repair of property grounds and buildings while also performing maintenance duties.
Responsibilities
- Diagnose problems and make repairs in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliance maintenance.
- Schedule and directly supervise all in-house and/or vendor work.
- Share on-call responsibilities with other team members.
- Manage and coordinate activities of the service team to maximize rents and maintain high occupancy levels by following professional maintenance practices, quality control, and company policies/procedures.
- Use business software to assign and manage work orders, schedule turns, order supplies, and communicate via email.
Requirements
- Minimum of 4 years of trade-related experience, with at least 1 year of hands-on apartment maintenance lead, assistant, or supervisory experience.
- Strong working knowledge of building maintenance, including electrical, plumbing, appliance repairs, interior/exterior maintenance, and carpentry.
- EPA/CFC Refrigerant certification required (Type I and II or Universal).
- Hands-on HVAC repair experience required.
- Valid driver’s license, reliable transportation, and personal tools required.
- Willingness to share on-call responsibilities with team members.
- DMV and background/criminal check will be conducted.
Pay
- Starting pay: $26 per hour (depending on experience).
- On-call bonus: $150 per week (regardless of calls) plus an additional $150 per holiday on-call bonus.
- Quarterly bonus: Up to $1,110 (based on property and team performance).
