About the role
The Facilities Supervisor at Red Tail Residential is responsible for overseeing the maintenance and operational efficiency of the apartment community's building systems.
Responsibilities
- Support Facilities Manager in setting scope, technical specifications, budget tracking, scheduling, material and equipment requirements, subcontractor/vendor bidding and management, and overall planning and execution of facility and maintenance projects
- Ensure the physical aspects of the community meet operations and safety standards
- Assist in, develop, and mentor facilities team members in diagnosing problems and making repairs
- Complete unit inspections as needed and maintain orderly documentation
- Maintain inventory of basic personal tools to complete task requirements including but not limited to a hammer, screwdriver, adjustable wrench, tape measure, and flashlight
- Organize, maintain, and utilize provided supplies in a cost-effective manner
- Pre-diagnose and troubleshoot various building systems prior to scheduling repairs
- Repair issues and provide knowledge in areas including HVAC, electrical, plumbing, appliances, carpentry, etc.
- Present an appearance appropriate to the image of the company
- Complete additional tasks or duties assigned by community leadership
Qualifications
- Minimum of 5 years’ experience in Facilities Maintenance in Multifamily or Hospitality
- Advanced experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting, etc.
- Working knowledge of appliances required
- High school education or equivalent is preferred
- EPA Universal Certification required
- Certified Pool Operator (CPO) Certification preferred
- Intermediate computer and internet knowledge preferred
- Able to use on-site resident management software preferred
Physical Demands
- Physical demands may include the ability to lift up to 50 pounds
- The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands
- The team member may occasionally be required to climb
- Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus
- The team member will be required to work at a personal computer
- Must possess the ability to detect auditory and/or visual alarms
- Must be available to work some nights, weekends, and occasional holidays
