Maintenance Supervisor - Everleigh Katy
About the role
The Maintenance Supervisor oversees and completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins. They also develop standards for cleanliness and appearance, inspect work performed by others, maintain inventory, and conduct safety meetings.
Responsibilities
- Assists and completes work orders generated from resident requests for service, diagnosing and repairing defects or problems.
- Oversees the "make-ready" process, including pre-move-out inspections, punch lists, vendor/supplier coordination, supply/materials ordering, and final inspections.
- Develops and maintains standards for cleanliness and appearance across the community's grounds, amenities, and common areas.
- Periodically inspects work performed by other service team members and contractors to assess effectiveness and develop corrective action plans.
- Maintains inventory of spare parts and maintenance materials, orders supplies/tools within budgetary guidelines, and completes monthly preventative maintenance tasks.
- Supports cost-cutting initiatives by fixing rather than replacing parts, using materials efficiently, and correctly using tools and equipment.
- Conducts safety meetings, ensures MSDS sheets are current, and stays updated on safety regulations to ensure community compliance.
- Treats residents and others with respect, answers questions, responds sensitively to complaints, assigns work orders efficiently, and responds to maintenance requests promptly.
Requirements
Requires a minimum of 5 years of experience in property management or related field, with a strong background in maintenance and safety practices. Must have a valid driver's license and reliable transportation.
Qualifications
High school diploma or equivalent. Previous experience in a supervisory role preferred.

- Knowledge of safety regulations and OSHA standards.
- Proficiency in Microsoft Office Suite.
- Excellent verbal and written communication skills.
