Maintenance Supervisor - Emblem Park

About the role
This role oversees and performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
- Assist and complete work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of defects or problems, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversee and complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to reflect Greystar’s high quality standards.
- Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
- Periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications.
- Maintain adequate inventory of spare parts and maintenance materials; work with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist Community Manager in developing the budget for regular repair and maintenance and capital projects.
- Support cost-cutting and expense control programs by fixing rather than replacing parts when possible, minimizing waste of materials and supplies, and practicing correct use of tools and equipment.
- Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on all OSHA and other safety-related laws and requirements to ensure community compliance.
- Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints about maintenance services, and assigning work orders with efficiency and urgency.
Requirements
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, other building maintenance, or related trade.
- Must provide own hand tools unless prohibited by State law and be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
- Ability to apply principles of logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
- Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors, and answer questions related to department operating policies.
- Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records and develop information for the manager’s use.
- Property management system experience preferred.
- Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions to review and complete various financial, administrative, and legal documents.
Specialized Skills
- Must have EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc.
- Must have all certifications as required by State and Local jurisdictions.
- Must have a valid driver’s license to operate a golf cart on the property, if applicable.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Job demands may require pushing, pulling, lifting, or carrying weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
- Local, routine travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of daily responsibilities.
- Must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.

Monday-Friday + rotating on-call schedule
Pay
The hourly range for this position is $36.00 - $38.00.
Additional Compensation: Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills, and geographical location.
Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
