About the Role

The Maintenance Supervisor is accountable for delivering on our commitments to residents and is instrumental in helping Avanath provide superior customer service. This includes ensuring quality move-ins, timely service, superb curb appeal, and personal attention to residents and their homes. The Maintenance Supervisor works alongside the Community Manager to oversee the activities of assigned staff and vendors, ensuring the maintenance of the property.

The ideal candidate must possess a high degree of professionalism and positive engagement for residents and the workforce, with a strong aptitude for connecting with others, an authentic attitude, and a consistently positive and professional approach.

Responsibilities

  • Resident Relations & Customer Service
    • Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints about maintenance services.
    • Assign work orders with efficiency and urgency.
    • Project a favorable image of the community to achieve property objectives and public recognition.
    • Ensure consistency, follow-up, and follow-through in dealing with residents on all matters.
    • Enforce community policies as delegated by the Community Manager.
    • Assist and complete work orders generated from resident requests, as well as routine upkeep, by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Maintenance Management
    • Coordinate, schedule, and respond to resident/management requests and work orders.
    • Ensure all repairs and replacements are necessary for community common areas and units.
    • Support cost-cutting and expense control by fixing rather than replacing parts when possible and minimizing waste.
    • Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions or liability concerns.
    • Manage and order maintenance supplies inventory while adhering to budget guidelines.
    • Maintain a preventative maintenance program to extend the life of the community and minimize future repairs.
    • Keep the maintenance shop well-organized, properly stocked, and compliant with safety standards and OSHA guidelines.
    • Maintain hazard communications program, teach and promote safe work practices.
    • Manage unit inspections and key control for the community.
    • Maintain accurate records for service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress.
    • Manage and participate in on-call emergencies.
    • Plan for and utilize property resources, equipment, and supplies economically by obtaining bids from vendors, suppliers, and contractors.
    • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Staff Leadership
    • Challenge team members to achieve higher performance by establishing and communicating immediate and long-term goals.
    • Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, market-ready units, and common areas to reflect Avanath’s high quality.
    • Supervise, train, and schedule maintenance staff under the direction of the Community Manager.
    • Monitor work progress daily and provide immediate assistance or instruction as needed.
    • Provide input to the Community Manager for employee performance evaluations.
    • Conduct or attend regularly scheduled safety meetings, ensure MSDS sheets are current and accessible, and stay updated on OSHA and safety-related laws.
  • Adherence to Property Management Rules & Regulations
    • Practice proper safety techniques and report mechanical/electrical malfunctions, injuries, or other safety issues promptly.
    • Comply with Avanath’s safety and risk-management policies, including attending safety meetings and completing required training.
    • Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes.
    • Conduct all business in accordance with company policies, Fair Housing, ADA, and other laws pertaining to the apartment industry.

Requirements

  • At least 3 years of multifamily property maintenance experience.
  • One year of supervisory experience.
  • Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
  • HVAC and CPO certifications are highly desired.
  • Valid Driver’s License.
  • Strong organizational skills and ability to handle multiple priorities.
  • Solid interpersonal and customer service skills.
  • Must be available for on-call and weekend work.

Physical Demands & Working Conditions

  • Classified as essential staff; expected to report to work and adhere to safety protocols, including during inclement weather.
  • Frequent standing and walking; may work in elevated sites or on uneven ground.
  • Requires reading, comprehending, writing, performing calculations, and verbal communication.
  • Occasional squatting, bending, twisting, pushing, and pulling.
  • May require travel to sister communities to provide maintenance support.

Pay

Compensation Range: $29 - $31 USD per hour.
