About the Role
This role oversees and performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the community meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality. The position is eligible for a 40% housing discount and incentive-based bonuses.

Responsibilities
- Assist and complete work orders from resident requests, as well as routine upkeep by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Oversee and complete the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting completed work.
- Develop and maintain standards for cleanliness and appearance of grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and common areas.
- Periodically inspect work performed by service team members, contractors, and vendors to ensure quality and compliance with standards.
- Maintain inventory of spare parts and maintenance materials, and work with the Community Manager to order supplies within budgetary guidelines.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist the Community Manager in developing budgets for repairs, maintenance, and capital projects.
- Support cost-cutting initiatives by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
- Conduct regularly scheduled Greystar safety meetings, ensure MSDS sheets are current and accessible, and maintain compliance with OSHA and other safety regulations.
- Demonstrate customer service skills by treating residents and team members with respect, addressing complaints sensitively, and prioritizing work orders efficiently.
Requirements
- High school diploma, GED, or related experience and training.
- 5+ years of experience in property management maintenance, building maintenance, or a related trade.
- Must provide own hand tools (unless prohibited by State law) and be knowledgeable in their safe use and maintenance.
- Ability to apply logical thinking to diagnose and resolve problems.
- Proficiency in customer service and interpersonal communication.
- Strong written and verbal communication skills for representing company management and interacting with internal and external stakeholders.
- Proficiency in internet, word processing, spreadsheet, and database management programs.
- Property management system experience preferred (e.g., Happy Property, Pivott).
- Mathematical skills to handle financial, administrative, and legal documents.
Specialized Skills
- EPA certifications Type I and II or Universal (if working on sealed HVAC systems).
- All certifications required by State and Local jurisdictions.
- Valid driver’s license (if operating a golf cart on the property).
Physical Demands
- Ability to stand, walk, and/or sit for extended periods, and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must be able to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Local, routine travel may be required for business meetings or training.
- Flexible work schedule, including on-call duties during evenings, weekends, and holidays.
Pay
The hourly range for this position is $35.00 - $37.00 (Elk Grove). Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
