This position embodies our corporate philosophy through every interaction with ZRS Management residents. The Maintenance Supervisor’s primary focus is to assist in resident retention by providing skilled, efficient, and professional service.
About the role
The Maintenance Supervisor reports directly to the Property Manager and is responsible for the overall maintenance of the property.
Responsibilities
- Provide prompt and efficient service calls in accordance with the service policy.
- Perform on-call service as determined by the Property Manager.
- Schedule and complete all apartment turns within three to five business days.
- Perform light electrical, plumbing, carpentry, and masonry repairs.
- Maintain all common areas (sweeping, mopping, vacuuming, emptying trash, cleaning windows, pressure washing, etc.).
- Maintain pool(s) and/or Jacuzzi(s).
- Keep maintenance shops efficient, safe, and organized.
- Train other maintenance employees.
- Assist the Property Manager in vendor selection.
- Maintain accurate records of key property information (e.g., water shut-offs, sewer clean-outs, meters).
- Work with the Property Manager to establish and conduct an ongoing Preventive Maintenance Program and weekly community light inspections.
- Inspect and approve the work of outside contractors.
- Ensure proper insurance requirements prior to hiring contractors.
- Take a leadership role in maintaining and enhancing the property’s aesthetic appeal.
- Assist in implementing and adhering to the maintenance budget.
- Support other ZRS Management properties as needed.
- Walk move-outs with the Property Manager to assess repair costs and turnaround time; video record all move-outs with charges or damages.
- Daily review of the Detailed Outstanding Service Request Report with the Property Manager.
- Maintain all required logbooks.
- Ensure compliance with all EPA requirements and Fair Housing laws.
- Order all maintenance supplies.
- Implement the Area Assignment Program.
Requirements
- Valid driver’s license with an acceptable driving record and proof of automobile insurance coverage.
- EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of employment.
