About the role
The Maintenance Supervisor plays a key role in resident retention by delivering skilled, efficient, and professional service. Reporting directly to the Property Manager, this position oversees the overall maintenance of the property while upholding ZRS MANAGEMENT’s corporate philosophy.
Responsibilities
- Provide prompt and efficient service calls in accordance with company policy.
- Perform on-call service as determined by the Property Manager.
- Schedule and complete apartment turns within three to five business days.
- Perform light electrical, plumbing, carpentry, and masonry repairs.
- Maintain common areas, including sweeping, mopping, vacuuming, trash removal, window cleaning, and pressure washing.
- Maintain pools and/or Jacuzzis.
- Keep maintenance shops organized, safe, and efficient.
- Train and supervise other maintenance employees.
- Assist the Property Manager in vendor selection and contractor oversight, including verifying proper insurance requirements.
- Maintain accurate records of key property information (e.g., water shut-offs, sewer clean-outs, meters).
- Develop and implement an ongoing Preventive Maintenance Program and conduct weekly community light inspections.
- Inspect and approve work performed by outside contractors.
- Take a leadership role in enhancing the property’s aesthetic appeal.
- Assist in budget adherence and supply ordering.
- Support other ZRS MANAGEMENT properties as needed.
- Walk move-outs with the Property Manager to assess repair costs and turnaround time; video record move-outs for documentation.
- Review the Detailed Outstanding Service Request Report daily with the Property Manager.
- Maintain all required logbooks and ensure compliance with EPA and Fair Housing requirements.
- Implement the Area Assignment Program.
Requirements
- Valid driver’s license with an acceptable driving record and proof of automobile insurance.
- HVAC certification preferred; if required for the property, certification must be obtained within 90 days of employment.
