About the role
Willow Bridge Property Company is hiring an experienced Maintenance Supervisor to oversee maintenance operations at a multi-family residential community. We seek an entrepreneurial-minded individual who enjoys building relationships with their team and customers.
Responsibilities
- Technical Expertise
- Ensure make-readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
- Maintain and update all assigned service requests using Yardi Mobile until completion and closure.
- Troubleshoot and train maintenance staff on various trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction).
- Team Leadership
- Plan, schedule, and supervise maintenance staff in daily activities including maintenance, repairs, service requests, turns, and cleaning of grounds and common areas.
- Hire, train, and develop maintenance staff while ensuring company policies, procedures, and safety practices are followed.
- Communicate effectively within the team, motivating members and conveying expectations and goals.
- Participate in department or regional meetings, community events, and lead safety and department meetings.
- Compliance Knowledge
- Conduct regular safety inspections, correct unsafe practices, and train staff on proper handling of chemicals, supplies, and equipment.
- Adhere to all company safety policies and ensure employees work in a safe environment.
- Comply with OSHA safety regulations, federal, state, and local laws, and WBPC’s standard operating procedures.
- Asset Care & Longevity
- Coordinate vendor and contractor installation, maintenance, and repair work.
- Ensure service requests, make-readies, and maintenance projects meet WBPC’s quality standards.
- Apply preventive care, inspections, and timely repairs to protect property assets.
- Financial Awareness
- Maintain department budget and understand the financial impact of maintenance decisions.
- Prepare specifications for major projects, negotiate or solicit bids, and inspect vendor work for quality and cost conformance.
- Purchase maintenance supplies, materials, and appliances efficiently while maintaining appropriate inventory.
Requirements
- Minimum of 5 years’ related maintenance experience; property management experience preferred.
- Proven ability to supervise and lead a team.
- Expert-level understanding and diagnosing in electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
- Certifications preferred: HVAC, EPA, and CPO where applicable.
- Effective communication with management, partners, subordinates, vendors, and residents.
- Proficiency in operating small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
- Basic computer skills (mobile device and PC operation).
- Valid driver’s license and ability to operate a motor vehicle.
- Availability for regular on-call work, emergency calls, and scheduled off-hours or overtime as required.
