About the role

The Maintenance Supervisor oversees and assists in all phases of maintenance operations at United Group's professionally managed multi-family communities in Williamsville, NY. Responsibilities include directing maintenance tasks, managing inventory, scheduling work, addressing emergencies, and ensuring compliance with safety and health programs.

Responsibilities

  • Directs and assists in all phases of maintenance operations with oversight from the Property Manager.
  • Affords priority to all work to be performed on assigned sites, including maintaining inventory of equipment, tools, and work materials and establishing and completing daily work schedules for maintenance duties.
  • Maintains a working knowledge of all utility sources and supply lines and notifies the Property Manager of all problems and potential issues of concern.
  • Assists the Property Manager with the scheduling and status of units under renovation, paints, cleans, completes maintenance items, and performs all necessary maintenance both the exterior and interiors of all buildings of the property assigned.
  • Establishes and maintains preventative maintenance items and consults with the Property Manager to maintain the property within budget guidelines.
  • Completes regular inspections of the assigned property and handles all emergency situations, communicating details to the Property Manager.
  • Holds regular monthly meetings with site staff reviewing safety, organization, training, and policy review.
  • Covers or assigns all after-hour coverage of the assigned property.
  • Actively participates and follows safety and health programs, making regular shop, warehouse, office, and ground-job site tours and safety inspections to ensure safe work practices are being observed and unsafe conditions do not exist.

Requirements

  • High School Diploma; 3+ years of experience in residential property maintenance is preferred.
  • Applicable work history.
  • Working knowledge of electrical, plumbing, HVAC, carpentry, and heating systems.
