About the role
The Morgan Group seeks a dedicated and skilled individual to join our team as a Maintenance Supervisor. This role involves overseeing a team of qualified and trained Team Members, monitoring building systems, and ensuring all work complies with safety standards.
Responsibilities
- Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations, manuals along with the Team Member Handbook.
- Safeguard the community by reporting all unsafe areas to the Community Manager.
- Inspect the community regularly and report hazards to the Community Manager.
- Ensure all work is done in compliance with OSHA and the MORGAN Operations manual.
- Maintain a safe and secure workspace for property tools and supplies.
- Supervise all outside contractors and ensure their work meets quality and safety standards.
- Maintain all common areas and implement a preventive maintenance program.
- Respond to all service requests within 24 hours and ensure they are completed correctly and promptly.
- Ensure vacant units are market-ready within 7 days.
- Manage a proper inventory of tools and supplies to maintain the property within the budget.
- Train all Team Members on safety procedures.
- Maintain flammable and hazardous materials in a secure area and ensure SDS are available for all chemicals.
- Perform all Essential Job Functions of Maintenance Job Descriptions as business needs dictate.
- Perform other tasks as assigned by your supervisor, not listed as essential job functions.
Requirements
- Will need to be on feet for 66% to 100% of the time.
- Will need to perform physical activities such as bending, stooping, squatting, kneeling, climbing stairs, reaching above shoulders, grasping, turning, and finger dexterity.
- Will need to lift and carry items weighing between 1 - 25 lbs frequently, between 25 - 75 lbs occasionally, and over 150 lbs rarely.
- Must be able to observe areas needing attention/correction, read cautionary labels, and respond to written instructions from staff.
- Must be able to complete forms, review reports, and enter data on the computer.
- Must be able to give information and receive instructions from residential management.
- Must have a valid driver’s license, insurance, and car registration if driving for business purposes.
Qualifications
- High school diploma or equivalent.
- At least 2 years of experience in property management, maintenance, or a related field.
- Experience supervising a team of employees.
- Knowledge of OSHA regulations and MORGAN’s Operations manual.
- Ability to read, write, and understand English.
- Valid driver’s license and insurance.
Skills
- Strong leadership and supervision skills.
- Excellent communication and problem-solving abilities.
- Proficient in Microsoft Office Suite.
- Ability to work independently and as part of a team.
- Good physical stamina and ability to work in various weather conditions.
