Responsibilities
- Perform all maintenance and cleaning tasks noted on checklists and as directed by the facility manager/supervisor to ensure cleanliness of the facility, including:
- Sweeping and picking up around entrances, exits, stairwells, rails, booth, office, and restrooms
- Emptying all trashcans in the garage, booth, and office
- Maintain safety and security of company equipment
- Paint areas of the facility as directed (poles, signs, doors, walls, curbs, islands, gates, etc.)
- Replace light bulbs, apply oil absorbent to spills, and perform other minor repairs
- Conduct daily garage walks to identify and correct maintenance issues
- Inspect ticket splitters, gates, ticket supply, time clocks, and other equipment for proper functioning and appearance
- Pick up and deliver winter supplies (sand, salt, fuel, power equipment, vehicles, etc.)
- Maintain inventory of janitorial supplies and submit restock requests
- Operate automatic sweepers, scrubbers, outdoor equipment (weed eater, lawnmowers), and other electrical tools for repairs or construction
- Shovel, plow, or blow snow from entrance/exit ramps and designated areas as directed by the Facility Manager
- Resolve customer complaints independently or with supervisor assistance
- Report accidents, policy violations, safety hazards, or unusual occurrences to the local manager promptly
- Complete small cleaning or maintenance tasks as assigned by local management
- Perform other special projects as assigned by location management
Landscape and Winter Snow Season Responsibilities
Landscaping Responsibilities
- Maintain lawns, gardens, trees, shrubs, and other outdoor areas
- Mow, trim, edge, and fertilize lawns
- Plant flowers, shrubs, and trees
- Perform mulching, weeding, pruning, and seasonal cleanups
- Install and maintain landscape materials
- Operate basic landscaping equipment (mowers, trimmers, blowers, hand tools)
- Load, unload, and transport landscaping materials and equipment
Winter Snow Responsibilities
- Monitor weather and prepare crews/vendors for snow and ice events
- Coordinate snow removal and de-icing operations for commercial, residential, and/or municipal properties
- Communicate with snow vendors before, during, and after storms to confirm staffing, equipment, materials, and readiness
- Dispatch and manage vendors during snow events, responding to changing weather conditions
- Inspect properties to verify proper completion of plowing, shoveling, salting, snow removal, and de-icing
- Maintain regular communication with vendors regarding service expectations, timing, quality, and deficiencies
- Track vendor arrivals, completion times, equipment, materials, and service activities
- Document storm activity, site conditions, service issues, and completed work using company systems, photographs, or reports
- Conduct property inspections during and after storms to ensure safety and compliance with service standards
- Respond promptly to client concerns and coordinate corrective action with vendors
- Monitor salt, sand, and other winter materials; communicate replenishment needs
- Ensure all snow operations comply with company safety procedures and applicable regulations
- Assist with post-storm reviews and vendor performance evaluations
- Build and maintain strong working relationships with snow removal contractors and subcontractors
Requirements
- Ability to perform physical outdoor work
- Ability to work safely in cold, snowy, and icy conditions
- Ability to lift and carry heavy materials and equipment
- Dependable attendance
- Ability to follow directions and work effectively as part of a team
- Strong communication, organization, and problem-solving skills
- Ability to respond promptly to changing weather conditions and operational needs
- Previous experience in snow removal, landscaping, property maintenance, or outdoor labor
- At least 18 years old
- High school degree or GED equivalent preferred
- Ability to read, comprehend, and communicate effectively both verbally and in writing
- Ability to work in a fast-paced environment
- Ability to work in a team environment and interact professionally with employees and customers
- Ability to maintain a professional and friendly demeanor when resolving customer issues
- Ability to work flexible hours, including nights, weekends, and holidays
Physical Demands
- Stand, walk, sit, use hands/fingers, handle tools or controls, reach with hands or arms, talk, and hear
- Occasionally lift and/or move objects up to 25 lbs
- Work in weather conditions prevalent at the time
- Regular exposure to fumes and airborne particles
- Noise level in work environment can range from minimal to moderate
