Maintenance Supervisor
Key Responsibilities
Maintenance Operations
- Oversee daily maintenance operations, including service requests, preventative maintenance, and emergency response.
- Perform and supervise repairs involving HVAC, plumbing, electrical, appliances, carpentry, and general maintenance.
- Ensure service requests are completed within established timelines and documented accurately in property management software.
- Participate in on-call rotations, including evenings and weekends.
Team Leadership & Supervision
Recruit, train, schedule, and supervise maintenance team members.
- Provide coaching, performance feedback, and corrective action as needed.
- Conduct daily maintenance meetings and participate in weekly on-site meetings.
- Monitor timekeeping, attendance, and overtime in accordance with company policy.
Preventative Maintenance & Inspections
Develop and maintain preventative maintenance schedules for building systems and equipment.
- Conduct routine inspections of buildings, grounds, common areas, and amenities.
- Oversee maintenance of pools, spas, access gates, landscaping, irrigation, and trash programs.
- Identify maintenance issues and implement corrective actions.
Make-Ready & Unit Turnover
Inspect move-outs and determine scope of work.
- Schedule, supervise, and perform apartment make-ready repairs.
- Track unit readiness and ensure turn timelines and budget standards are met.
- Inspect completed units prior to resident move-in and address post-move-in service needs.
Inventory, Vendors & Safety
Manage maintenance shop operations, tools, inventory, and warranties.
- Coordinate vendors and contractors to ensure quality and cost control.
- Enforce OSHA, EPA, and company safety policies, including PPE usage.
- Maintain emergency vendor lists and safety documentation.
Resident Service
Provide responsive, professional service to residents.
- Communicate maintenance timelines and updates clearly.
- Support resident satisfaction and retention initiatives.
Qualifications
Experience & Education
- 2–3 years of hands-on maintenance experience required.
- Prior supervisory experience preferred.
- Experience with HVAC, plumbing, electrical, and building systems.
- High school diploma or GED required; Associate’s degree preferred or equivalent experience.
Certifications & Licenses
EPA, HVAC, CPO, and applicable state or local certifications required.
- Valid driver’s license and proof of insurance required.
Skills & Competencies
Strong leadership, communication, and organizational skills.
- Customer-focused mindset with strong problem-solving abilities.
- Proficiency with maintenance tools and property management software (OneSite, Yardi, or similar preferred).
- Bilingual (English/Spanish) preferred.
Physical & Work Requirements
Ability to lift up to 100 pounds.
- Ability to stand, walk, climb ladders, and perform repetitive tasks.
- Work indoors and outdoors in varying weather conditions.
- Exposure to chemicals, mechanical equipment, and residential environments.
- Evening, weekend, on-call, overtime, and occasional travel may be required.
Pay Range
$32 per hour.
