Responsibilities
- Provide guidance and direction to Maintenance Technician(s) and Porter(s).
- Ensure meticulous maintenance of apartment buildings to uphold company and industry standards.
- Perform administrative work each morning as assigned by the Property Manager or Support Center.
- Use the company’s mobile maintenance app to manage service requests and repairs.
- Lead the maintenance staff and diagnose problems in areas like HVAC, electrical, plumbing, pool, carpentry, drywall, and appliances.
- Paint, clean, and prepare vacant units according to company guidelines.
- Oversee the “make-ready” process for vacant apartments and new move-ins.
- Complete monthly Preventative Maintenance processes as outlined in the Policy and Procedure Manual.
- Prepare for and pass inspections from Owners, Federal, State, and local authorities.
- Inspect grounds, buildings, and common areas for cleanliness and remove snow as directed.
- Assist in developing the budget for repair and maintenance and capital expenses.
- Maintain an organized, clean, and safe work area.
- Comply with all Standard Operating Procedures and adhere to OSHA regulations.
- Communicate effectively with residents, fellow associates, vendors, and supervisors.
- Participate in technical training programs to maintain and enhance personal skill level.
Requirements
- High School Diploma or GED with technical training certifications preferred.
- Three years of oversight experience in maintenance buildings and teams.
- A valid driver’s license, insured vehicle, and ability to travel between properties.
- A company-provided EPA certification within six months of employment.
Qualifications
- Ability to work flexible hours and travel by plane and automobile.
- Ability to work in transitional neighborhoods and perform tasks like climbing stairs, bending, squatting, reaching overhead, and meeting mobility and lifting requirements.
- On-call, after-hour emergency service capability with a minimum living distance requirement for efficient response time.
- Hands-on repair and maintenance work constituting the majority of time and duties.
