Maintenance Supervisor

Reports to the Property Manager and provides guidance and direction to Maintenance Technician(s) and Porter(s).

Responsibilities

• Perform administrative work each morning (30 minutes) including online training, reviewing updates, messages, scheduling vendors, ordering parts, and participating in team meetings.
• Ensure all service requests and repairs are made correctly and promptly using the company’s mobile maintenance app.
• Lead the maintenance staff; diagnose problems and perform repairs in HVAC, electrical, plumbing, pool, carpentry, drywall, and appliances.
• Ensure buildings, grounds, common areas, and vacant units are painted, cleaned, and ready for use per company guidelines.
• Oversee and complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspections, punch lists, vendor scheduling, and inspections. All units must be turned within five business days of move-out.
• Complete monthly Preventative Maintenance as outlined in the Policy and Procedure Manual.
• Prepare for Owner, Federal, State, and local inspections.
• Inspect grounds, buildings, and common areas for cleanliness and safety.
• Remove snow from sidewalks, entryways, and common areas using company-approved equipment and maintain records in a company-provided log.
• Assist Property Manager in developing repair, maintenance, and capital expense budgets.
• Maintain an organized, clean, and safe work area.
• Comply with all Standard Operating Procedures, OSHA regulations, and health, safety, and environmental laws.
• Communicate effectively with residents, associates, vendors, and supervisors.
• Participate in technical training programs to maintain and enhance personal skill levels.
• Other tasks or duties as assigned by supervisor.

Performance Metrics

• Property will successfully meet all aspects of the annual operating budget.
• Property inspection results will be consistently excellent.
• Unit turnover and occupancy times will steadily improve, as will tenant residency.
• Insurance claim work will be administered timely and professionally.
• Work order and preventative maintenance completions will meet PMC standards consistently.
• Property will not experience insurance claims due to staff neglect.
• Resident satisfaction surveys will yield consistently positive results.

Requirements

• High School Diploma or GED; technical training certifications a plus.
• Three years of oversight of maintenance buildings and team members.
• Valid driver’s license, insured vehicle, and ability to travel between properties.
• Company-provided EPA certification required within six months of employment.

Preferred Qualifications

• EPA Certification (608 - Universal).
• Certificate for Apartment Maintenance Technicians (CAMT).

Working Conditions

• Ability to work periodic flexible hours, including on-call and after-hour emergency service.
• Must live within a minimum distance of the community for efficient response time.
• Ability to travel by plane and automobile.
• Ability to work at property locations within or near transitional neighborhoods.
• Physical ability to climb stairs, bend, squat, reach overhead, and perform standard mobility and lifting tasks associated with property maintenance.
• Hands-on repair and maintenance work constitutes the majority of time and duties.

Pay

$26 - $27/hour depending on experience.
