Maintenance Supervisor

Reports to the Property Manager and provides guidance and direction to Maintenance Technician(s) and Porter(s). Responsible for the maintenance, repair, and cleanliness of assigned apartment buildings, which may consist of multiple locations and building types.

Responsibilities

• Perform administrative work each morning (30 minutes) as assigned, including online training, reviewing updates, messages, scheduling vendors, ordering parts, and participating in team meetings.
• Ensure all service requests and repairs are completed correctly and promptly using the company’s mobile maintenance app.
• Lead maintenance staff; diagnose problems and perform repairs in HVAC, electrical, plumbing, pool, carpentry, drywall, and appliances.
• Ensure buildings, grounds, common areas, and vacant units are painted, cleaned, and ready for use per company guidelines.
• Oversee and complete the “make-ready” process for vacant units, including pre-move-out inspections, creating punch lists, scheduling vendors, and completing all maintenance tasks within five business days of move-out.
• Complete monthly Preventative Maintenance as outlined in the Policy and Procedure Manual.
• Prepare for Owner, Federal, State, and local inspections.
• Inspect grounds, buildings, and common areas to maintain a clean environment.
• Remove snow from sidewalks, entryways, and common areas as directed and log activities.
• Assist Property Manager in developing repair, maintenance, and capital expense budgets.
• Maintain an organized, clean, and safe work area.
• Comply with all Standard Operating Procedures, OSHA regulations, and health, safety, and environmental laws.
• Communicate effectively with residents, associates, vendors, and supervisors.
• Participate in technical training programs to enhance personal skill level.
• Perform other tasks or duties as assigned by supervisor.

Performance Metrics

• Property meets all aspects of the annual operating budget.
• Property inspection results are consistently excellent.
• Unit turnover and occupancy times steadily improve, along with tenant residency.
• Insurance claim work is administered timely and professionally.
• Work order and preventative maintenance completions meet PMC standards consistently.
• Property avoids insurance claims due to staff neglect.
• Resident satisfaction surveys yield consistently positive results.

Requirements

• High School Diploma or GED; technical training certifications a plus.
• Three years of oversight of maintenance buildings and team members.
• Valid driver’s license, insured vehicle, and ability to travel between properties.
• Company-provided EPA certification required within six months of employment.

Preferred Qualifications

• EPA Certification (608 - Universal).
• CAMT certification.

Working Conditions

• Ability to work periodic flexible hours, including on-call after-hours emergency service.
• Must live within a minimum distance of the community for efficient response time.
• Ability to travel by plane and automobile.
• Ability to work at property locations within or near transitional neighborhoods.
• Physical ability to climb stairs, bend, squat, reach overhead, and perform standard mobility and lifting tasks associated with property maintenance.
• Hands-on repair and maintenance work constitutes the majority of duties.

Pay

$30 - $33/hour depending on experience.
