Responsibilities
- Provide guidance and direction to Maintenance Technician(s) and Porter(s).
- Maintain and repair apartment buildings, including multiple locations and building types.
- Ensure maintenance and cleanliness of apartment buildings according to company and industry standards.
- Administer administrative work each morning, including prescribed online training, reviewing updates, and scheduling vendors.
- Lead maintenance staff, diagnose problems, and perform repairs in areas like HVAC, electrical, plumbing, pool, carpentry, drywall, and appliances.
- Oversee the “make-ready” process for vacant apartments, including conducting inspections, creating punch lists, scheduling vendors, and completing tasks.
- Complete monthly Preventative Maintenance processes and prepare for inspections.
- Develop and manage budgets for repair and maintenance, and assist in preparing for owner, federal, state, and local inspections.
- Inspect grounds, buildings, and common areas for cleanliness and remove snow as directed.
- Assist in developing and managing the budget for repair and maintenance and capital expenses.
- Prepare an organized, clean, and safe work area and comply with Standard Operating Procedures.
- Communicate effectively with residents, fellow associates, vendors, and supervisors.
- Participate in technical training programs to maintain and enhance personal skill level.
- Perform other tasks as assigned by the supervisor.
Qualifications
- High School Diploma or GED with technical training certifications preferred.
- Three years of experience overseeing maintenance buildings and teams.
- A valid driver’s license, an insured vehicle, and the ability to travel between properties.
- A company-provided EPA certification within six months of employment.
Pay and Benefits
Pay range: $27 - $29/hour, depending on experience.
