About the role
The Maintenance Supervisor oversees all maintenance activities at assigned property/properties, ensuring repairs, preventative maintenance, and improvements are completed efficiently and to high standards. This role involves managing maintenance staff, responding to work orders, and maintaining property grounds and buildings.
Responsibilities
- Model company mission and values while championing continuous improvement to enhance resident satisfaction and property performance
- Perform repairs, troubleshoot mechanical systems, and complete preventative maintenance
- Restore vacated apartments to move-in condition for new residents
- Conduct maintenance-related inspections, including building and alarm systems
- Oversee contractors and inspect their work to ensure quality outcomes
- Respond to work orders and complete repairs as required
- Remove snow, ice, and leaves from sidewalks, walkways, steps, and driveways/parking spaces
- Complete janitorial tasks in accordance with the schedule
- Comply with company and OSHA standards
- Respond to on-call emergencies on weekends, evenings, and holidays
- Patrol property daily to identify and address cleaning needs, remove trash/debris, and maintain common areas
- Adhere to the preventative maintenance plan/program
- Maintain a professional and courteous demeanor with residents, prospects, staff, and contractors
- Secure company equipment to prevent theft
- Ensure tools and equipment are in optimal condition
- Report lease violations to the Property Manager
- Adhere to Fair Housing Laws in all interactions
- Oversee Maintenance Technicians and Porters for daily responsibilities
- Assist Property Manager with new hire orientation and onboarding for maintenance staff
- Conduct ongoing trainings for Maintenance Technicians and Porters
- Provide coaching to increase job proficiency and personal productivity
- Provide feedback and recommendations to the Property Manager regarding maintenance staff
- Perform other duties as assigned
Requirements
- High school diploma
- Minimum of three years of experience as a full-charge residential maintenance technician
- Two years supervising 2–3 team members
- Self-motivated with the ability to provide guidance and direction to others
- HVAC certification is a plus
- EPA certification preferred
- Knowledge of OSHA rules and regulations is preferred
- Ability to work a flexible schedule and be on-call for emergencies on weekends, evenings, and holidays
- Ability to read, speak, and comprehend English
- Proficiency in plumbing, electrical, and appliance repair
- Advanced troubleshooting and problem-solving skills
- Ability to work in a fast-paced, action-oriented environment
- Must have hand tools and ANSI-approved steel-toe/composite shoes
- Valid Driver’s License and reliable transportation
- Willing to assist with other properties within the portfolio and travel up to 15–25% of the time

Pay
$23.00 - $27.50 an hour, plus bonus potential
