About the Role

The Service Director oversees and performs technical and mechanical work ensuring the property's buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality. This role involves both hands-on maintenance tasks and leadership of the service team.

Responsibilities

  • Assists with and completes work orders from resident requests and routine property upkeep, diagnosing issues and making repairs in compliance with policies, safety standards, and code requirements.
  • Oversees the “make-ready” process for vacant units, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
  • Develops and enforces standards for cleanliness and appearance of grounds, amenities, building exteriors, market-ready units, common areas, and other property elements.
  • Inspects work performed by service team members, contractors, and vendors to ensure quality and compliance with standards; develops corrective action plans as needed.
  • Maintains inventory of spare parts and supplies, working within budgetary guidelines to order tools and materials.
  • Assists the Community Director in budgeting for repairs, maintenance, and capital expenses, supporting cost-cutting initiatives by repairing rather than replacing parts when possible.
  • Completes monthly preventative maintenance procedures and conducts safety meetings to ensure compliance with OSHA and other safety regulations.
  • Demonstrates strong customer service by treating residents and team members with respect, addressing complaints sensitively, and managing work orders efficiently.
  • Schedules and performs minor and routine maintenance on equipment, ensuring tools are in excellent condition.
  • Conducts property inspections to identify safety risks, maintenance needs, and communicates concerns to appropriate personnel.
  • Completes documentation and paperwork accurately and promptly to track service requests.
  • Identifies opportunities to improve property efficiency, profitability, and productivity.
  • Stays updated on industry trends and best practices through training, meetings, and other resources.

Qualifications

  • High school diploma or GED; college or technical degree preferred.
  • 2–3 years of apartment maintenance experience or equivalent, with working knowledge of OSHA standards and MSDS regulations.
  • Proven ability to safely use and maintain hand tools, power tools, mechanical equipment, and measuring devices.
  • Strong reading, writing, and communication skills to represent company management and interact with team members and residents.
  • Mathematical skills to perform basic maintenance calculations (addition, subtraction, multiplication, division of numbers, decimals, and fractions).
  • Logical thinking and problem-solving abilities to address maintenance issues involving multiple variables.
  • Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.

Certifications and Licenses

  • EPA certifications Type I and II or Universal for refrigerant recycling.
  • Certified Pool Operator or Certified Spa and Pool Operator certificate (as required by state/local jurisdictions).
  • Valid driver’s license.

Supervisory Responsibilities

Leads, directs, and oversees the maintenance process performed by Service Team members.

Work Environment

Work is performed both indoors and outdoors across all property areas, including amenities. Exposure to varying weather conditions, odors, and potentially hazardous elements is frequent. The role requires navigating stairs, extended walking, and operating golf carts where applicable.

Physical Demands

  • Regularly required to stand, walk, reach, climb, stoop, squat, and use hands to handle tools and objects.
  • Must be able to lift and carry up to 50 pounds independently and up to 150 pounds with assistance.
  • Specific vision abilities include close, distance, color, peripheral, depth perception, and the ability to adjust focus.
  • Ability to work in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
  • Routine travel may be required for property assistance, training, or meetings.

Schedule

This is a full-time, non-exempt position requiring 40 hours per week. Typical site hours are 9:00 AM–6:00 PM Monday through Friday, 10:00 AM–5:00 PM Saturday, and 1:00 PM–5:00 PM Sunday. Service Directors must be available for on-call duties during evenings, weekends, and holidays and must perform essential job functions independently.
