About the Role

The Service Director oversees and performs technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

  • Assists with and completes work orders from resident requests, as well as routine property upkeep by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Oversees and completes the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting completed work.
  • Develops and enforces standards for cleanliness and appearance of grounds, amenities, building exteriors, market-ready unit interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas.
  • Periodically inspects work performed by service team members, contractors, and vendors to ensure quality, compliance, and adherence to specifications.
  • Maintains inventory of spare parts and supplies, working within budgetary guidelines to order tools and materials as needed.
  • Assists in developing budgets for repair, maintenance, and capital expenses, supporting cost-cutting initiatives by repairing rather than replacing parts when possible.
  • Completes monthly preventative maintenance procedures and ensures property compliance with OSHA and other safety regulations.
  • Conducts regular safety meetings, ensures MSDS sheets are current and accessible, and stays updated on safety laws.
  • Demonstrates customer service skills by treating residents and team members with respect, addressing complaints sensitively, and managing work orders efficiently.
  • Schedules and performs minor and routine maintenance on equipment, inspecting and maintaining tools in excellent condition.
  • Conducts routine and periodic property inspections to identify safety and repair needs, communicating concerns to appropriate parties.
  • Completes documentation and paperwork accurately and timely to track service requests.
  • Identifies areas for improvement and suggests ways to enhance property efficiency, profitability, and productivity.
  • Stays informed about industry trends and changes through training, meetings, and other information sources.
  • Follows established policies and procedures, ensuring compliance with regulatory requirements and reporting violations as needed.

Qualifications

  • High school diploma or GED; college or technical degree preferred.
  • 2–3 years of apartment maintenance experience or equivalent, with working knowledge of OSHA standards and MSDS regulations.
  • Proven ability to safely use and maintain hand tools, power tools, mechanical equipment, and measuring devices.
  • Strong reading, writing, and communication skills to represent company management and interact with residents and team members.
  • Mathematical skills to perform basic maintenance calculations (addition, subtraction, multiplication, division of numbers, decimals, and fractions).
  • Ability to apply logical thinking to define and correct problems, follow instructions, and handle standardized situations with multiple variables.
  • Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.

Certifications and Licenses

  • EPA certifications Type I and II or Universal for refrigerant recycling.
  • Certified Pool Operator or Certified Spa and Pool Operator certificate.
  • All certifications required by State and Local jurisdictions.
  • Valid driver’s license.

Supervisory Responsibilities

Leads, directs, and oversees the maintenance process performed by Service Team members.

Work Environment

Work is performed both inside and outside apartment buildings and common areas, with exposure to varying weather conditions, temperatures, odors, and landscapes. The role may involve unpleasant or hazardous environments.

Physical Demands

  • Regularly required to stand, walk, reach, climb, stoop, squat, and use hands to handle objects, tools, or controls.
  • Must be able to access all areas of the property, including multiple levels, in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to operate golf carts (where applicable) and walk extended distances daily.
  • Must be able to push, pull, lift, or carry up to 50 pounds independently and up to 150 pounds with assistance.
  • Specific vision abilities include close, distance, color, peripheral, depth perception, and the ability to adjust focus.
  • Routine travel may be required to assist properties, attend training, or participate in business meetings.

Schedule

This is a full-time, non-exempt position scheduled for 40 hours per week. Typical site hours are:

  • Monday–Friday: 9:00 AM–6:00 PM
  • Saturday: 10:00 AM–5:00 PM
  • Sunday: 1:00 PM–5:00 PM

Service Directors must be available for on-call duties during evenings, weekends, and holidays and must perform essential job functions unaccompanied.
