Maintenance Supervisor
About the Role
The Service Director oversees and performs technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Assists with and completes work orders from resident requests and routine property upkeep, diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Oversees the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Develops and enforces standards for cleanliness and appearance of grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas.
- Inspects work performed by service team members, contractors, and vendors to ensure quality, compliance, and adherence to specifications.
- Maintains inventory of spare parts and maintenance materials, working within budgetary guidelines to order supplies and tools.
- Assists the Community Director in developing repair, maintenance, and capital expense budgets, supporting cost-cutting initiatives by repairing rather than replacing parts when possible.
- Completes monthly preventative maintenance procedures and conducts regularly scheduled safety meetings, ensuring compliance with OSHA and other safety regulations.
- Demonstrates customer service skills by treating residents and team members with respect, responding to questions and complaints, and assigning work orders efficiently.
- Schedules and performs minor and routine maintenance on equipment, inspecting and maintaining tools in excellent condition.
- Conducts routine and periodic property inspections to identify safety and risk concerns, communicating needs to appropriate individuals.
- Completes documentation and paperwork accurately and timely to track service requests.
- Identifies areas for improvement and suggests ways to enhance property efficiency, profitability, and productivity.
- Stays updated on industry trends and changes through training, meetings, and other information sources.
- Follows established policies and procedures, ensuring compliance with regulatory requirements and reporting violations.

Qualifications
- High school diploma or GED; college or technical degree preferred.
- 2–3 years of apartment maintenance experience or equivalent, with working knowledge of OSHA standards and MSDS regulations.
- Proven skills in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
- Strong reading, writing, and communication skills to represent company management and act as a first point of contact.
- Mathematical skills to perform basic maintenance calculations (addition, subtraction, multiplication, division of numbers, decimals, and fractions).
- Ability to apply logical thinking to define and correct problems, follow instructions, and handle standardized situations with multiple variables.
- Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
Certifications and Licenses
- EPA certifications Type I and II or Universal for refrigerant recycling.
- Certified Pool Operator or Certified Spa and Pool Operator certificate.
- All certifications required by State and Local jurisdictions.
- Valid driver’s license.
Supervisory Responsibilities
Leads, directs, and oversees the maintenance process performed by Service Team members.
Work Environment
The role involves working both inside and outside apartment buildings and across all property areas, including amenities. Frequent exposure to outside elements such as temperature, weather, odors, and landscape may occur. The position requires the ability to work in potentially unpleasant or hazardous conditions.
Physical Demands
- Regularly required to stand, walk, reach, climb, stoop, squat, use hands, talk, and hear.
- Must be able to access all exterior and interior parts of the property, work in all weather conditions, and operate golf carts where applicable.
- Ability to push, pull, lift, or maneuver up to 50 pounds independently and 150 pounds with assistance.
- Specific vision abilities include close, distance, color, peripheral, depth perception, and the ability to adjust focus.
- Routine travel may be required to assist properties, attend training, or participate in business meetings.
Schedule
This is a full-time, non-exempt position scheduled for 40 hours per week. Typical site hours are 9:00 AM to 6:00 PM Monday through Friday, 10:00 AM to 5:00 PM on Saturday, and 1:00 PM to 5:00 PM on Sunday. Service Directors must be available for on-call duties during evenings, weekends, and holidays and must perform essential job functions unaccompanied.
