Maintenance Supervisor

About the Role
The Service Director oversees and performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Assists with and completes work orders from resident requests and routine property upkeep by diagnosing issues and making repairs in line with policies, procedures, safety standards, and code requirements.
- Oversees the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Develops and enforces standards for cleanliness and appearance of grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas.
- Inspects work performed by service team members, contractors, and vendors to ensure quality, compliance, and corrective action as needed.
- Maintains inventory of spare parts and supplies, working with the Community Director to order materials within budgetary guidelines.
- Assists in developing repair, maintenance, and capital expense budgets, supporting cost-cutting initiatives by repairing rather than replacing parts when possible.
- Completes monthly preventative maintenance procedures.
- Conducts safety meetings, ensures MSDS sheets are current and accessible, and maintains compliance with OSHA and other safety regulations.
- Demonstrates customer service skills by treating residents and team members with respect, responding to questions and complaints, and assigning work orders efficiently.
- Schedules and performs minor and routine maintenance on equipment, inspecting and maintaining tools in excellent condition.
- Conducts routine and periodic property inspections to identify safety and repair concerns, communicating needs to appropriate individuals.
- Completes documentation and paperwork accurately and timely to track service requests.
- Identifies areas for improvement and suggests ways to enhance property efficiency, profitability, and productivity.
- Stays updated on industry trends and changes through training, meetings, and other information sources.

Qualifications
- High school diploma or GED; college or technical degree preferred.
- 2–3 years of apartment maintenance experience or equivalent, with working knowledge of OSHA standards and MSDS regulations.
- Proven skills in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
- Strong reading, writing, and communication skills to represent company management and act as a first point of contact.
- Mathematical skills to perform basic maintenance calculations (addition, subtraction, multiplication, division of numbers, decimals, and fractions).
- Ability to apply logical thinking to define and correct problems, follow instructions, and handle standardized situations with multiple variables.
- Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
Certifications and Licenses
- EPA certifications Type I and II or Universal for refrigerant recycling.
- Certified Pool Operator or Certified Spa and Pool Operator certificate, plus all state and local jurisdiction requirements.
- Valid driver’s license.
Supervisory Responsibilities
Leads, directs, and oversees the maintenance process performed by Service Team members.
Work Environment
Works both inside and outside apartment buildings and common areas, with frequent exposure to varying weather conditions, odors, and landscape hazards. Must be able to operate golf carts, walk extended distances, and navigate stairs daily.
Physical Demands
- Regularly required to stand, walk, reach, climb, stoop, squat, and use hands to handle tools and objects.
- Must be able to lift and carry up to 50 pounds independently and 150 pounds with assistance.
- Specific vision abilities include close, distance, color, peripheral, depth perception, and ability to adjust focus.
- Ability to work in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
Schedule
This is a full-time, non-exempt position scheduled for 40 hours per week. Typical site hours are 9:00 AM–6:00 PM Monday through Friday, 10:00 AM–5:00 PM Saturday, and 1:00 PM–5:00 PM Sunday. Service Directors must be available for on-call duties during evenings, weekends, and holidays and perform essential job functions unaccompanied. Flexible scheduling is required.
