Maintenance Supervisor

About the role

We are hiring an experienced, hands-on Maintenance Supervisor to lead maintenance operations at Chestnut Farm, a 256-unit community located in the Matthews area. The ideal candidate is a true working supervisor—comfortable leading a team while also rolling up their sleeves to support daily maintenance needs.

Responsibilities

• Complete and assign work to the service team, including service requests and make-readies.
• Order necessary equipment and supplies in accordance with budget.
• Inspect make-readies prior to move-in.
• Maintain property logs such as refrigerant, pool chemical, and mold logs.
• Analyze and resolve escalated maintenance issues.
• Coordinate and schedule outside vendors as needed.
• Participate in "on-call" rotation and respond to emergency calls as needed.
• Weekend work may be required.
• Adhere to all company policies, including safety and Fair Housing.
• Carry out supervisory responsibilities in accordance with company policies and applicable laws, including interviewing, planning, assigning, and directing work.
• Appraise performance, coach, teach, and train employees.
• Other duties as assigned.

Requirements

• Three years of relevant supervisory experience in property management preferred.
• Five years of maintenance experience preferred.
• HVAC Certification required (Type 1 & 2 or Universal).
• Certified Pool Operator (CPO) may be required.
• Proficient in plumbing, HVAC, electrical, and appliance repair.
• Proficient in the use of computers and online applications.
• Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred.
• Working knowledge of Microsoft Office preferred.
• Valid driver’s license and automobile insurance may be required.
