About the role
The Maintenance Supervisor ensures all maintenance service requests and repairs are completed correctly and in a timely manner, inspects grounds, buildings, and other community features to minimize liability concerns, and manages turn-key operations. This role supervises the maintenance team, coordinates with vendors, and oversees the supply order process at The Oakley in Union City, a property transitioning in mid-September.
Responsibilities
- Complete and assign work to the service team, including service requests and make-readies.
- Order necessary equipment and supplies in accordance with budget.
- Inspect make-readies prior to move-in.
- Maintain property logs such as refrigerant, pool chemical, and mold logs.
- Analyze and resolve escalated maintenance issues.
- Coordinate and schedule outside vendors as needed.
- Participate in "on-call" rotation and respond to emergency calls.
- Perform weekend work as required.
- Adhere to all company policies, including safety and Fair Housing.
- Carry out supervisory responsibilities in accordance with company policies and applicable laws, including interviewing, planning, assigning, and directing work.
- Appraise performance, coach, teach, and train employees.
- Other duties as assigned.
Requirements
- Three years of relevant supervisory experience in property management preferred.
- Five years of maintenance experience preferred.
- HVAC Certification required (Type 1 & 2 or Universal).
- Certified Pool Operator (CPO) may be required.
- Proficient in plumbing, HVAC, electrical, and appliance repair.
- Proficient in the use of computers and online applications.
- Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred.
- Working knowledge of Microsoft Office preferred.
- Valid driver’s license and automobile insurance may be required, depending on the property.
Environmental and Physical Demands
- Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
- Frequently lift and/or move up to 50 lbs; occasionally lift and/or move 50 lbs or more.
- Strong constant finger and hand dexterity with ability to grasp, turn, touch, feel, and reach.
- Strong sensory skills, including good eyesight, hearing, comprehension, and speech.
- Work in a variety of conditions, including both indoors and outdoors; frequently exposed to outside weather conditions.
- Occasionally exposed to moving mechanical parts, high and precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
- Moderate noise level in the work environment.
