Maintenance Supervisor

Location: Terra Vida - 150 S Roosevelt Rd

About the role

Supervises, coordinates, and performs activities involved in the general maintenance of a multi-unit residential property of higher complexity. This includes repairing and maintaining machinery and mechanical equipment, general to advanced mechanical maintenance, interior maintenance, general to advanced plumbing, general to advanced carpentry, and housekeeping.

Responsibilities

• Supervises and coordinates efforts of the maintenance staff. Recommends new hires, discipline, and contributes to performance appraisals.
• Responsible for training, coaching, and communications to the maintenance staff.
• Performs or assigns work to repair and maintain mechanical equipment, including heating and air conditioning. Diagnoses problems, disassembles units, cleans, lubricates, repairs, and replaces parts.
• Performs or assigns routine to difficult carpentry duties, including installation of new doors, doorjambs, moldings, hinges, door closers, locks, knobs, etc. May include drywall or plaster repair and painting duties.
• Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting, wiring and power circuits, replacing faulty switches, lamps, and ballasts.
• Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets, repair of faucet assemblies, replacement of washers, repairs or replacement of pipes, and repair of fountains.
• Interfaces with contractors and vendors. Creates written specifications, secures bids for services, negotiates with vendors for goods and services in accordance with established bid processes.

Requirements

• High School diploma or GED.
• 3-4 years of commercial or multi-unit property experience (required).
• 5-7 years of experience can offset minimum educational requirements.
• Computer and smartphone literacy.
• Must be able to communicate clearly and effectively in English, both verbally and in writing, for all work-related responsibilities. Multilingual skills are a plus.

Qualifications

• HVAC certification (preferred, depending on property needs).
• Valid Driver's License (preferred, depending on property needs).
• Electrical certification (preferred).
• Appliance certification (preferred).
