Maintenance Supervisor

About the role

We're seeking a skilled Maintenance Supervisor to lead the day-to-day maintenance operations and ensure compliance with Avenue5 policies and regulations. Key responsibilities include managing the maintenance team, responding to maintenance issues, and overseeing property emergencies.

Responsibilities

• Ensure compliance with Avenue5 policies and adhere to company risk management program.
• Manage financial responsibilities for property budget.
• Review and track service request progress, identifying chronic maintenance issues.
• Perform various maintenance tasks including electrical, plumbing, carpentry, HVAC, and grounds maintenance.
• Oversee property emergencies and communicate with property manager.
• Maintain cleanliness and curb appeal, fostering positive relationships with residents.
• Administer company risk management program and participate in on-call rotations.
• Work with property manager to ensure compliance with policies and standards.
• Collaborate with property leadership on challenges and operations.
• Ensure maintenance costs remain within budget and provide input for future budgets.

Requirements

• High school diploma or equivalent.
• At least three years of experience in property management or related field.
• General maintenance and carpentry skills.
• Valid driver's license, clean driving record, and current auto insurance.
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management abilities.
• Ability to perform basic mathematical functions and cope with challenging situations.
• Professional appearance and adherence to uniform policy.
• Compliance with safety requirements and successful completion of Fair Housing, Diversity, and Inclusion Training.
