About the role
We're seeking a skilled Maintenance Supervisor to lead the day-to-day maintenance operations and ensure compliance with Avenue5 policies and regulations. Key responsibilities include managing the maintenance team, responding to maintenance issues, and overseeing property emergencies.
Responsibilities
- Ensure compliance with Avenue5 policies and adhere to company risk management program.
- Manage financial responsibilities for property budget.
- Review and track service request progress, identifying chronic maintenance issues.
- Perform various maintenance tasks including electrical, plumbing, carpentry, HVAC, and grounds maintenance.
- Oversee property emergencies and communicate with property manager.
- Maintain cleanliness and curb appeal, fostering positive relationships with residents.
- Administer company risk management program and participate in on-call rotations.
- Work with property manager to ensure compliance with policies and standards.
- Collaborate with property leadership on challenges and operations.
- Ensure maintenance costs remain within budget and provide input for future budgets.
Requirements
- High school diploma or equivalent.
- At least three years of experience in property management or related field.
- General maintenance and carpentry skills.
- Valid driver's license, clean driving record, and current auto insurance.
- Excellent customer service and interpersonal skills.
- Strong organizational and time-management abilities.
- Ability to perform basic mathematical functions and cope with challenging situations.
- Professional appearance and adherence to uniform policy.
- Compliance with safety requirements and successful completion of Fair Housing, Diversity, and Inclusion Training.
