About the Role

The Maintenance Supervisor oversees day-to-day maintenance operations and the physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, local, state, and federal regulations, and the company’s risk management program. This role also contributes to financial responsibilities by adhering to the property budget.

Responsibilities

  • Lead the maintenance team to ensure daily tasks, service requests, and unit make-ready standards are met
  • Review and track service requests, identifying chronic maintenance issues
  • Respond to maintenance-related issues promptly and professionally, adhering to Avenue5 policies
  • Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines
  • Conduct general carpentry duties, including wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair
  • Execute proactive preventative maintenance for siding, painting, lighting, sprinkler systems, pools, golf carts, elevators, and more
  • Ensure work order accuracy by verifying timely completion to company standards and resident satisfaction
  • Conduct daily inspections of property grounds, buildings, and common areas to maintain safety, cleanliness, and identify maintenance needs
  • Oversee and assist with property emergencies, including snow, inclement weather, fires, and floods
  • Communicate promptly with the property manager and maintenance team regarding all maintenance issues
  • Monitor response times for emergency on-call/after-hours maintenance and participate in the on-call rotation as needed
  • Maintain high standards of cleanliness, curb appeal, and professionalism in resident interactions
  • Foster positive relationships with residents, properties, and associated agencies
  • Conduct pre-move-in and post-move-out apartment inspections, ensuring timely and quality unit turns
  • Mentor the maintenance team and promote a professional demeanor and appearance
  • Administer the company’s risk management program
  • Complete special projects as assigned by property leadership
  • Solicit and monitor suppliers and contractors to ensure compliance with company policy
  • Collaborate with the property manager to ensure team and property compliance with company, ownership, state, and federal policies
  • Conduct weekly property walks with leadership to address challenges and operations
  • Ensure maintenance costs remain within the allotted budget and provide input for future budget expenses
  • Perform other duties as assigned by property leadership

Requirements

  • High school diploma or equivalent required
  • Minimum of three years of experience in property management or a directly related field
  • General maintenance and carpentry skills
  • Valid driver’s license, clean driving record, and current auto insurance
  • Proficiency in reading, writing, and understanding English
  • Ability to use general office equipment (telephone, fax, printer, copier, key track system)
  • Excellent customer service and interpersonal skills
  • Strong organizational, time-management, and multitasking abilities
  • Basic mathematical skills
  • Ability to handle difficult situations and maintain confidentiality
  • Professional appearance and compliance with uniform policy
  • Adherence to all safety requirements
  • Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment

Pay

$32 to $33 per hour
