Pay: $29 to $31.30 per hour

About the role

The Maintenance Supervisor is responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, standards, and all local, state, and federal regulations. This role also oversees the company risk management program and contributes to adhering to the property budget.

Responsibilities

  • Work with the maintenance team to ensure daily tasks, such as service requests and unit make-ready standards, are met
  • Review and track progress of service requests and identify chronic maintenance issues
  • Respond to maintenance-related issues in a timely manner while maintaining professionalism
  • Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines
  • Handle general carpentry duties, including wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair
  • Conduct proactive preventative maintenance, including siding, painting, lighting, sprinkler, pool, golf-cart, and elevator maintenance
  • Ensure work order systems accuracy by verifying timely completion to company standards and resident satisfaction
  • Perform daily inspections of property grounds, buildings, and common areas to maintain safety, cleanliness, and identify maintenance needs
  • Oversee and assist with property emergencies, such as snow, inclement weather, fires, and floods
  • Communicate promptly with the property manager concerning all maintenance issues
  • Monitor response times for emergency on-call/after-hours maintenance and participate in the on-call rotation as necessary
  • Maintain high standards of cleanliness, curb appeal, and professionalism when interacting with residents
  • Foster positive relationships with residents, other properties, and associated agencies
  • Conduct pre-move-in and post-move-out apartment inspections and ensure timely, quality unit turns
  • Mentor the maintenance team and promote a professional demeanor and appearance
  • Administer the company risk management program
  • Complete special projects as assigned by property leadership
  • Solicit and monitor suppliers and contractors to ensure compliance with company policy
  • Collaborate with the property manager to ensure team and property compliance with company, ownership, state, and federal policies
  • Walk the property weekly with property leadership to address challenges and operations
  • Ensure maintenance costs remain within the allotted property budget and provide input on future expenses
  • Perform other duties as assigned by property leadership

Requirements

  • High school diploma or equivalent required
  • At least three years of experience in property management or a directly related field
  • General maintenance and carpentry skills
  • Valid driver’s license, clean driving record, and current auto insurance
  • Ability to read, write, and understand English
  • Proficiency with general office equipment (telephone, fax, printer, copier, key track system)
  • Excellent customer service and interpersonal skills
  • Strong organizational and time-management skills
  • Ability to multitask and perform basic mathematical functions
  • Ability to handle difficult situations involving angry or challenging individuals
  • Commitment to maintaining confidentiality
  • Professional appearance and compliance with prescribed uniform policy
  • Adherence to all safety requirements
  • Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment
