Maintenance Supervisor

The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move-ins, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce, with a strong sense for creating a sense of community. Success is driven by the relationships built within communities, including vendor partners, regulatory, and social services partnerships. A collaborative approach fosters consistent, favorable circumstances for the organization and communities.
Responsibilities
- Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints about maintenance services.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency, follow-up, and follow-through in dealing with residents on all matters.
- Enforce community policies as delegated by the Community Manager.
- Complete work orders generated from resident requests and routine upkeep, diagnosing and repairing issues in accordance with established policies and safety standards.
- Coordinate, schedule, and respond to resident/management requests and work orders.
- Ensure all repairs and replacements are necessary for community common areas and units.
- Support cost-cutting and expense control programs by fixing rather than replacing parts when possible.
- Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions.
- Manage and order maintenance supplies inventory while adhering to budget guidelines.
- Maintain a preventative maintenance program to extend the life of the community and minimize future repairs.
- Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Maintain hazard communications program; teach and promote safe work practices.
- Manage unit inspections and key control of the community.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, and work progress.
- Manage and participate in on-call emergencies in the community.
- Plan for and utilize property resources, equipment, and supplies economically by obtaining bids from vendors and contractors.
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Challenge team members to achieve higher performance by establishing and communicating immediate and long-term goals.
- Develop standards for cleanliness and overall appearance of community grounds, amenities, and common areas.
- Supervise, train, and schedule maintenance staff under the direction of the Community Manager.
- Monitor work progress of maintenance staff daily; provide assistance and instruction as needed.
- Provide input to the Community Manager regarding employee performance evaluations.
- Conduct and/or attend regularly scheduled safety meetings, ensure MSDS sheets are current, and keep up to date on OSHA and other safety-related laws.
- Practice proper safety techniques and comply with Avanath’s safety and risk-management policies.
- Follow established policies and procedures, ensuring compliance with regulatory requirements and organizational standards.
- Conduct all business in accordance with company policies, Fair Housing, ADA, and all other laws pertaining to the apartment industry.
Requirements
- At least 3 years of multifamily property maintenance experience.
- One year of supervisory experience required.
- Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
- HVAC and CPO certifications are highly desired.
- Valid Driver’s License.
- Very strong organizational skills and ability to handle multiple priorities.
- Solid interpersonal and customer service skills.
- Must be available for on-call and weekend work.
Physical Demands & Working Conditions
- Classified as essential staff; expected to report to work and adhere to all safety and business protocols, including during inclement weather.
- Frequent standing and walking.
- Reading, comprehending, writing, performing calculations, and communicating verbally.
- May work in elevated sites and walk on uneven ground.
- Occasional squatting, bending, twisting, pushing, and pulling.
- May be required to travel to sister communities to provide maintenance support.

Pay
Compensation Range: $30—$32 USD per hour.
