Maintenance Supervisor

The Maintenance Supervisor is accountable for delivering on our commitments to residents and is instrumental in helping Avanath provide superior customer service. This role ensures quality move-ins, timely service, superb curb appeal, and personal attention to residents and their homes. The Maintenance Supervisor works alongside the Community Manager to oversee maintenance staff and vendors, fostering a high degree of professionalism and positive engagement.
Success in this role requires an aptitude for connecting with residents and staff, an authentic attitude in resolving concerns, and a consistently positive and professional approach to ensure every resident and team member feels seen, heard, and valued.
Responsibilities
- Resident Relations & Customer Service
- Demonstrate customer service skills by treating residents and others with respect, responding sensitively to complaints, and assigning work orders efficiently.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency, follow-up, and follow-through in all resident interactions.
- Enforce community policies as delegated by the Community Manager.
- Complete work orders from resident requests and routine upkeep, diagnosing issues and making repairs in accordance with safety standards and code requirements.
- Maintenance Management
- Coordinate, schedule, and respond to resident/management requests and work orders.
- Ensure all repairs and replacements are necessary for community common areas and units.
- Support cost-cutting and expense control by fixing rather than replacing parts when possible.
- Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
- Manage and order maintenance supplies while adhering to budget guidelines.
- Maintain a preventative maintenance program to extend the life of the community and minimize future repairs.
- Keep the maintenance shop organized, properly stocked, and compliant with safety standards and OSHA guidelines.
- Maintain hazard communications program and promote safe work practices.
- Oversee unit inspections and key control for the community.
- Maintain accurate records for service requests, EPA/OSHA standards, preventative maintenance, and work progress.
- Manage and participate in on-call emergencies.
- Plan and utilize property resources economically by obtaining bids from vendors and contractors.
- Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency.
- Staff Leadership
- Challenge team members to achieve higher performance by setting and communicating goals.
- Develop standards for cleanliness and appearance of grounds, amenities, buildings, and common areas.
- Supervise, train, and schedule maintenance staff under the direction of the Community Manager.
- Monitor work progress daily and provide assistance or instruction as needed.
- Provide input for employee performance evaluations.
- Conduct or attend safety meetings, ensure MSDS sheets are current, and keep up to date on OSHA and safety laws.
- Adherence to Property Management Rules & Regulations
- Practice proper safety techniques and report malfunctions, injuries, or other safety issues promptly.
- Comply with Avanath’s safety and risk-management policies, including training and reporting requirements.
- Follow established policies and procedures, ensuring compliance with regulatory requirements and organizational standards.
- Conduct all business in accordance with company policies, Fair Housing, ADA, and other relevant laws.
Requirements
- At least 3 years of multifamily property maintenance experience.
- One year of supervisory experience.
- Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
- HVAC and CPO certifications are highly desired.
- Valid Driver’s License.
- Strong organizational skills and ability to handle multiple priorities.
- Solid interpersonal and customer service skills.
- Availability for on-call and weekend work.
Physical Demands & Working Conditions
- Classified as essential staff; expected to report to work during inclement weather and adhere to safety protocols.
- Frequent standing, walking, reading, writing, and verbal communication.
- May work in elevated sites or on uneven ground.
- Occasional squatting, bending, twisting, pushing, and pulling.
- May be required to travel to sister communities to provide maintenance support.

Pay
Compensation Range: $27 - $29 USD per hour.
