Job Description Summary
The Maintenance Supervisor leads, and coordinates activities of workers engaged in cleaning, maintaining, and repairing physical structures of buildings and grounds. Primary responsibilities include hands-on community maintenance, including overall inspection, repair and general maintenance of common areas and other interior/exterior areas.
Responsibilities
- Lead the maintenance team to complete work orders, perform preventive maintenance, property upkeep and repairs.
- Cook regular community inspections.
- Ensure that all market-ready apartments are prepared for move-in.
- Perform on-call emergency service as required.
- Maintain and monitor mechanical equipment in the community, including water heaters, HVAC units, and perform various preventative maintenance functions.
- Record findings in maintenance logs and/or property management software system.
- Work with Property Manager maintaining and monitoring Budget Control Log.
- Confirm with Property Manager that contractors have completed insurance requirements before performing work.
- Understand and comply with Fair Housing Laws and Standards.
- Monitor shop inventory to ensure productivity.
- Complete supply orders in accordance with the annual operating budget.
Requirements
- A high school diploma, or GED equivalency, and minimum of 2-4 years direct experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community.
- EPA I or II, Universal or HVAC certified is required. CPO Certification is a plus, and experience maintaining pools is required.
- A thorough understanding of electrical, plumbing, and HVAC systems.
- Previous experience with preventative maintenance, vendor relations, and organizing work orders.
- Experience with Onesite, Yardi, or other property management software is a plus.
Pay
Negotiable based on experience and qualifications.
