About the role

The Maintenance Supervisor is responsible for overseeing all maintenance operations within the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service.

Responsibilities

  • Regular/daily onsite attendance is required
  • Coordinate, schedule, and respond to resident/management requests and work orders
  • Ensure all repairs and replacements necessary for community common areas and units
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
  • Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Maintain hazard communications program; teach and promote safe work practices
  • Participate in unit inspections as requested
  • Responsible for essential control of community
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
  • Aid in the general upkeep, maintenance, and cleaning of office, common areas, and model unit
  • Participate in on-call emergency at community
  • Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
  • Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make-ready and work orders are completed)
  • Supervise, train, and schedule maintenance activities for maintenance staff
  • Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed
  • Provide Community Manager input regarding employee performance evaluations
  • Promote harmony and quality job performance of staff through support and effective leadership
  • Manage excellent customer service and monitor service request turnaround and responsiveness

Requirements

  • High School Diploma or Equivalent
  • EPA & CPO certification required; HVAC desired
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Move about to accomplish tasks or move from one worksite to another
  • Communicate with others to exchange information
  • Identify and inspect objects and areas
  • Achieve work assignments in various environments, including tight and confined spaces, traverse flat and uneven terrain, ascend and descend stairs, ladders, ramps, step stools, etc., work in an overhead position and/or reach
  • Operate machinery and power tools
  • Operate motor vehicles and/or golf carts
  • Exposure to outdoor weather elements (wind, precipitation) including low and high temperatures, and exposure to hazardous chemicals
  • Remain in a stationary position, such as standing or sitting, for prolonged periods
  • Lift and place objects of 100+ lbs.
  • Adjust and move objects of 100+ lbs. in all directions
  • Exposure to hazardous chemicals

Education/Experience

  • High School Diploma or Equivalent
  • EPA & CPO certification required; HVAC desired

Skills

  • Basic knowledge of Fair Housing Laws and OSHA requirements
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Ability to perform repetitive motions with wrists, hands, and fingers
  • Ability to assess the accuracy, neatness, and thoroughness of work assigned
  • Ability to work overtime, weekends, and night hours (on-call property emergencies)
  • Ability to remain in a stationary position, such as standing or sitting, for prolonged periods
  • Ability to lift and place objects of 100+ lbs.
  • Ability to adjust and move objects of 100+ lbs. in all directions
  • Ability to work in hazardous chemical environments

Benefits

Full-time employees also receive paid sick days and company holidays. Salary Range: $37 per hour to $42 per hour. This job description should not be considered all-inclusive.
