Responsibilities
- Organize, schedule, and direct the day-to-day operations of the maintenance team by providing leadership, motivation, and consistent direction.
- Lead by example as a working supervisor in all areas of the maintenance department.
- Maintain a desirable property appearance, including interior and exterior of all buildings and facilities.
- Ensure the 24-hour service request guarantee is met and maintain a minimum of 50% rent-ready units.
- Complete and update the “Make-Ready Board” daily.
- Complete and oversee all service requests, callbacks, and ensure they are performed properly and promptly.
- Walk the property to identify safety hazards and determine preventive measures, including participating in group grounds cleanup.
- Uphold and enforce all safety training instructions.
- Maintain and ensure compliance with the NALS PM Binder; create and implement special preventative maintenance checklists following NALS PM guides.
- Maintain and/or oversee pool safety and daily pool logs.
- Ensure completion of all NALS logs and file them in the Site Binder.
- Ensure staff works safely, efficiently, and knowledgeably.
- Assist with and oversee all aspects of unit turns.
- Respond to after-hours calls and emergency situations such as sewer back-ups, flooding, fires, etc.
- Maintain the workplace and maintenance shop by keeping all areas clean and tools/supplies organized.
- Perform additional duties, responsibilities, or projects as assigned, including completing service requests and make-readies to meet team goals, such as lowering overtime.
- Represent the company in a professional manner at all times.
- Exercise discretion in communications/discussions with team members.
Requirements
- Minimum of 2 years of multifamily Maintenance Supervisor experience in 200+ unit properties.
- Valid driver’s license, along with current auto insurance.
- EPA Certification.
- HVAC Certification.
- Skills relating to all building systems, including HVAC, plumbing, pool and spa, appliance repair, electrical repairs, roofing repairs, painting, carpentry, carpet cleaning and replacement, glass replacement, and screen repair and replacement.
- Excellent management, training, and motivational skills.
- Strong written communication skills.
- Ability to deal professionally with property management, vendors, and team members.
- Knowledge and understanding of the unit turn process.
Physical Demands
- Work inside and outside, in all types of weather.
- Ability to lift and work with heavy equipment.
- Medium to heavy work, requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, and lifting to a maximum of 100 lbs., with frequent lifting and carrying of up to 50 lbs.
- Good hand and eye coordination, including the ability to ascend and descend ladders and stairs, and perform repetitive/continuous tasks according to set procedures and sequences.
