About the role

The Maintenance Supervisor at The Annex Group is responsible for providing exceptional customer experiences, ensuring compliance with housing laws and codes, and managing maintenance operations. This role requires a minimum of 3-5 years of related experience in a maintenance supervisor position, along with basic knowledge of plumbing, electrical, and carpentry.

Responsibilities

  • Provide excellent experiences for residents, vendors, community partners, investors, and owners.
  • Execute best-in-class curb appeal and property appearance standards.
  • Achieve above-average resident survey results.
  • Adhere to company policies and standard operating procedures.
  • Manage and oversee maintenance operations and continuous improvement of the community.
  • Train maintenance team members or vendors regarding standard operating procedures.
  • Requisition materials and supplies, including replacement parts, equipment, tools, and capital improvement projects.
  • Participate in budget preparation and administration, coordinating purchasing and documentation, and monitoring departmental expenditures.
  • Conduct required inspections in accordance with standard operating procedures and preventative maintenance policies.
  • Perform plumbing, electrical, and carpentry duties.
  • Follow required health and safety guidelines.
  • Participate in on-call duties for after-hour emergencies.
  • Other duties as assigned.

Requirements

  • 3-5 years of related experience in a maintenance supervisor position required.
  • HVAC/EPA Certification preferred.
  • Basic knowledge of electrical, plumbing, carpentry, and basic maintenance skills.
  • Authentic and genuine care for others with a strong desire to impact positive change in residents' lives.
  • Ambitious individual for a fun and entrepreneurial working environment.
  • Proficient communicator and listener.
  • Able to work independently and execute multiple assignments simultaneously.
  • A valid U.S. driver's license.
  • Working knowledge of MS Office software programs.
  • Ability and willingness to use other job-related technology tools.

Qualifications

  • Frequent walking, standing, and sitting within the work area.
  • Frequent lifting or moving up to 70 pounds.
  • Frequent walking throughout the community.
  • Occasionally must work in outdoor weather conditions.
  • Rarely must work in wet or humid conditions, near moving mechanical parts, high/precarious places, around fumes/airborne particles/toxic or caustic chemicals, and near risk of electrical shock.
  • Frequent use of a computer.
  • Requires verbal and face-to-face contact with others daily.
  • Frequent use of all general office equipment.
  • Maintain client information appropriately and confidentially.
