About the Role
The Maintenance Superintendent is a full-time position responsible for electrical, plumbing, carpentry, HVAC, boilers, and general maintenance work. This role requires the ability to work independently, adapt to changing priorities, and promote good resident relations. The ideal candidate will supervise maintenance staff, prioritize and organize maintenance and administrative tasks, and communicate effectively with employees, residents, vendors, contractors, and suppliers. Proficiency with computers and the ability to learn software programs such as Microsoft Outlook, ADP, and Entrata is essential.
Responsibilities
- Works full-time, Monday-Friday, 8:00 A.M.-5:00 P.M.
- Collaborates with the manager on budgets and plan items.
- Manages inventory control and purchasing in conjunction with the manager.
- Meets and communicates with the site manager daily to update on on-site issues.
- Assumes on-call responsibilities for emergencies, shared with others where applicable.
- Coordinates contracts and oversees contractor activities with the manager.
- Responds to daily emergency and routine service work orders in a professional and timely manner.
- Maintains the appearance of the site by collecting and discarding refuse from common areas daily.
- Performs preventative maintenance according to site requirements.
- Responds to organizational and property changes by assuming additional responsibilities, such as working at other sites per union contract provisions.
- Works overtime as required for snow removal.
- Maintains a clean and well-groomed appearance, wearing company-issued uniforms.
- Is courteous to residents at all times.
Requirements
- Ability to respond effectively to site emergencies.
- Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance duties.
- Ability to prioritize responsibilities.
- Ability to arrive at the site promptly to respond to emergencies.
- Basic computer skills to use First Realty programs such as Entrata, RealPage, and Vantaca.
- Ability to read product instructions and safety materials.
- Ability to fill out and complete work orders accurately.
- Ability to communicate effectively with site staff and residents.
- Ability to follow directions.
- Ability to safely operate power tools, such as saws and drills.
- Must pass a pre-employment physical.
- Valid Driver’s License with a driving record in good standing.
- Reliable vehicle required.

Schedule
Full-time, Monday-Friday, 8:00 A.M.-5:00 P.M., with on-call responsibilities for emergencies and overtime as required for snow removal.
