Maintenance Superintendent

Responsibilities

  • Participate in all maintenance projects, including inspecting units, buildings, and common areas; performing repairs and janitorial tasks.
  • Schedule work order requests, prioritizing maintenance tasks.
  • Coordinate maintenance-related contractor activities, negotiating contracts and work scopes.
  • Manage stock control and maintenance materials, train maintenance technicians and coworkers.
  • Keep accurate records of preventive maintenance, work orders, refurbishments, inspections, inventories, purchase orders, and contracts.
  • Aid in scheduling annual apartment inspections and move-in/move-out inspections.
  • Perform detailed maintenance tasks, including light electrical repairs, plumbing work, glass replacement, carpentry, painting, custodial duties, and extermination assistance.
  • Operate within OSHA standards and adhere to company safety policies.
  • Perform scheduled maintenance on equipment according to manufacturer recommendations.
  • Interact professionally with residents, contractors, and property management team.

Qualifications

  • 3+ years of full-time maintenance experience or related field experience.
  • Residential property maintenance experience preferred.
  • Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning.
  • Knowledge of contract work hours and OSHA standards.
  • High school degree or equivalent trade-related courses.
  • Valid driver’s license and acceptable driving record.
  • Ability to work with co-workers and residents professionally in a demanding environment.
  • Willingness to assist with janitorial, custodial, gardening, painting, and other duties.

  • Climbing stairs.
  • Standing, walking, sitting, kneeling, crouching, and crawling.
  • Driving cars, trucks, and equipment.
  • Operating a computer.

  • Mechanical/trade skills and abilities as listed in required experience.
  • Professional communication and interpersonal skills.
  • Safe working practices and adherence to OSHA standards.
