Responsibilities
- Participate in all maintenance projects, including inspecting units, buildings, and common areas; performing repairs and janitorial tasks as needed.
- Schedule work order requests, prioritizing maintenance tasks.
- Coordinate maintenance-related contractor activities, negotiating contracts and work scopes.
- Manage stock control and maintenance materials, train maintenance technicians and coworkers.
- Keep accurate records of preventive maintenance, work orders, apartment refurbishing, inspections, inventories, purchase orders, and contracts.
- Aid in scheduling annual apartment inspections and move-in/move-out inspections.
- Perform detailed maintenance tasks, including light electrical repairs, plumbing work, glass replacement, carpentry, painting, custodial work, and extermination assistance.
- Assist in maintaining storage areas, securing entrances, and ensuring adequate lighting.
- Adhere to building codes, operate within OSHA standards, and perform scheduled maintenance on equipment.
- Interact professionally with residents, contractors, and the property management team regarding maintenance services.
Qualifications
- 3+ years of full-time maintenance experience or related field experience.
- Residential property maintenance experience preferred.
- Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning.
- Knowledge of contract work hours and OSHA standards.
- High school degree or equivalent trade-related courses.
- Valid driver’s license and acceptable driving record.
- Mechanical/trade skills and abilities as listed in required experience.
