About the Role
This position is responsible for the testing, inspection, replacement, installation, and maintenance of all heating, ventilation, and air conditioning (HVAC) equipment and related control systems. The role requires proficiency with a computerized building automation system and a computerized maintenance management system to handle daily work requests and preventive maintenance schedules. Duties must be performed in alignment with the mission, values, and behaviors of Insight Hospital and Medical Center, ensuring high-quality care, service, and kindness toward all patients, staff, physicians, volunteers, and guests.
Responsibilities
- Perform space temperature readings of occupied spaces to ensure comfort and proper ventilation.
- Conduct scheduled AHU preventive maintenance, including air filter replacements, coil cleaning, damper cleaning and oiling, replacement of fan motor v-belts, pulleys, sheaves adjustments, hot and cold deck control, expansion tanks, and oiling/lubing of motor drives and bearings.
- Repair and maintain ice machines and spot coolers.
- Work across trade disciplines, including but not limited to:
- Rodding of sewer lines
- Pulling of electrical wiring and conduit bending
- Re-lamping light fixtures
- Air-compressor maintenance
- Lock repair
- Pneumatic tube system maintenance
- Nurse call system repairs
- Performing preventive maintenance and corrective actions on fire alarm systems
- Perform preventive maintenance on cooling towers and manage water treatment of tower water in collaboration with boiler room personnel.
- Conduct coil cleaning using a high-pressure washer, evaluate heat exchangers in rooftop units, adjust gas valves, oil economizers, and set dampers for minimum exchange per ASHE recommendations.
- Enter and close out work order tickets within 48 hours unless otherwise directed or due to unforeseen circumstances.
- Perform seasonal snow removal and salting of campus sidewalks, as well as exterior trash pick-up as necessary.
- Complete other duties as assigned.
Requirements
- High School Diploma required.
- Four to five years of experience and trade school certification in heating, ventilation, and air conditioning (HVAC), with knowledge of both commercial and residential applications preferred.
- High aptitude for mechanical principles covering pumps, motors, drives, and control systems.
- Knowledge of hot water heating systems, electric heating systems, and convection systems preferred.
- Documented certificate from a reputable vocational/trade school in HVAC applications or a college degree is required.
- Familiarity with test instrumentation and diagnostic tools for troubleshooting equipment breakdowns and repairs.
- Ability to interpret building drawings, diagrams, and schematics.
- Strong verbal and written communication skills.
