Maintenance Mechanic
About the Role
This Maintenance Mechanic position facilitates building maintenance operations through hands-on maintenance work and coordination of outside service providers in an air-conditioned distribution center environment. You will use the Corrigo CMMS system to manage workflow, perform preventive maintenance, complete regulatory inspections with associated compliance documentation, and minimize disruption to client operations. The role requires independent execution of maintenance tasks as well as coordination with third-party vendors for specialized services (HVAC, Refrigeration, FLS, Emergency power). You will serve as the primary site contact for outside service providers and vendors.
Responsibilities
- Manage task workflow via Corrigo CMMS.
- Schedule preventive maintenance and regulatory inspections with minimal disruption to building operations, either in-house or through third-party vendors.
- Complete compliance and regulatory inspections, checklists, and preventive maintenance at scheduled intervals, ensuring accurate and full documentation.
- Troubleshoot and repair various building systems, including HVAC, Refrigeration, FLS, and emergency backup power (where qualified).
- Self-perform or delegate preventive maintenance and demand maintenance tasks to qualified outside service providers.
- Ensure all work is completed efficiently with minimal disruption to the client, providing advanced written notice to operations leadership and affected employees.
- Coordinate with third-party vendors, including scheduling, managing, and escorting within the facility.
- Serve as the site point of contact for service providers and communicate scheduling to affected site personnel.
- Order parts and equipment needed for repairs, maintenance, and installation of new equipment.
- Demonstrate proper use and care of tools and instruments while adhering to all JLL and client safety policies (PPE, safe work practices, etc.).
- Maintain a clean and safe workplace.
- Respond to client inquiries and requests promptly and professionally.
- Perform other duties as requested.
Requirements
- Proficiency in Microsoft Outlook, Word, Excel, and internet navigation.
- Ability to work independently with minimal supervision and communicate effectively with clients.
- Knowledge of safe work practices, including basic LOTO and hot work permits.
- Experience with the safe and proper use of ladders, lifts, basic hand tools, voltmeter, manual drain auger, safety goggles, ear protection, and fire extinguishers.
- Skills in routine small-scale plumbing, basic electrical troubleshooting (volt-meter use), basic mechanical, and basic carpentry.
- Ability to interpret instructions given in written, oral, diagram, or schedule format.
- Flexibility to meet client needs, including on-call availability.
Preferred Qualifications
- 5+ years of experience in general building repair and maintenance, troubleshooting equipment, basic carpentry, plumbing, and electrical work.
- Experience in commercial buildings and systems.
- CMMS experience (Corrigo platform preferred).
- Knowledge of FLS equipment (fire pump, risers, PIVs).
- Experience with emergency power systems (generators, ATS).
- Electrical troubleshooting skills (low voltage, single & three-phase electrical systems).
- HVAC routine maintenance and troubleshooting skills (certifications desirable but not mandatory).
- Experience with dock equipment (dock doors, levelers, restraint systems) and building storage systems (high bay racking construction, components).
Schedule
Monday to Friday, first shift hours (onsite). This position is part of a two-person maintenance team and reports directly to the JLL RFM.
