About the role

This position is part of the Fletcher Building group in Tallahassee, Florida. The Maintenance Mechanic performs a variety of maintenance functions for buildings and their heating and air conditioning systems. The role requires mechanical, plumbing, electrical, and general maintenance experience, including routine minor mechanical maintenance and preventative maintenance of equipment.

Responsibilities

• Perform preventive maintenance on plumbing, electrical, heating, air conditioning, and ventilating equipment.
• Visually inspect all equipment daily and report any unusual wear or noise to supervisor the same day.
• Complete scheduled preventive maintenance tasks such as oiling, greasing, filter changing, and adjusting belts as scheduled.
• Report all time and materials used on each work order.
• Maintain inventory of parts for repairs and replacements; request parts as needed.
• Calibrate, adjust, and repair temperature devices.
• Complete work orders for all calls and equipment repairs, including scheduled and unscheduled maintenance activities.
• Maintain mechanical rooms and equipment in immaculate condition.
• Perform minor building repairs, including:
  • Replacing ballast and lamps.
  • Repairing or replacing locks and door closures.
  • Plumbing, pipe fitting, welding, and electrical repair and maintenance.
  • Repairing or replacing toilet fixtures, lavatories, faucets, and faucet washers.
• Demonstrate working knowledge of Customer Work Order System, Building Automation System, and Building Evacuation processes.
• Maintain a complete understanding and working knowledge of all safety procedures and regulations.
• Maintain good rapport with tenants, co-workers, and supervisors; keep them informed of unusual situations and answer questions courteously and respectfully.

Requirements

• Two years’ experience in building maintenance, plumbing, electrical, or mechanical work; or vocational/technical training in mechanical repair or one of the building trades (720 classroom hours may substitute for one year of experience).
• Valid driver’s license.
• Available for after-hours callbacks or shift work at night, on weekends, and state holidays when necessary.
• Physically able to:
  • Climb multiple flights of stairs and ladders.
  • Work from heights, bend at the waist, kneel, and crouch.
  • Work near loud noises and electrical equipment.
  • Work in basements, tight spaces, and on rooftops.
• Adhere to safety awareness policies, view safety videos, attend required safety meetings, and apply safety lessons daily.

Skills

• Knowledge of principles and techniques of skilled building trades or mechanical repair work.
• Knowledge of safety procedures required in maintenance and repair work.
• Skill in using tools and equipment in maintenance and repair work.
• Ability to:
  • Perform a variety of skilled trades functions.
  • Read blueprints.
  • Install, maintain, and repair electric motors, generators, and other mechanical equipment.
  • Take accurate measurements.
  • Follow instructions.

Pay

$37,605.36 annually

Additional background screening may be required by tenant agencies. This position includes on-call assignments as approved by Florida Statutes and Collective Bargaining Agreements.
