About the Role
The Maintenance Manager leads the onsite maintenance team to safely, efficiently, and effectively operate machinery and systems, ensuring 100% uptime and customer satisfaction. This position requires regular travel between multiple communities and a commitment to professionalism while meeting the needs of residents and ownership.
Responsibilities
- Provide Class “A” customer service, building rapport with residents and exceeding expectations.
- Manage assigned staff, including work assignments, supervision, and direction.
- Ensure prompt and efficient service by the maintenance team.
- Partner with the Property Manager to adhere to budgets, forecast financials, and conduct reviews.
- Develop multi-year capital project plans and oversee their completion.
- Oversee preventive maintenance programs for key asset systems: HVAC, fire protection, sprinkler suppression, retail kitchen hood systems, plumbing (sewer mains/structural building plumbing), sump pumps, vertical transportation, electrical switchgear distribution, natural gas generators, and ATS configuration/testing.
- Manage renovations and new construction projects.
- Participate in annual budget planning and vendor selection.
- Perform regular site inspections to assess property condition, compliance, and administration.
- Ensure timely completion of apartment turnovers and work orders.
- Oversee contractor activities within the building.
- Identify and remediate safety hazards to ensure a safe environment for staff and occupants.
- Ensure compliance with all regulatory laws and guidelines related to building infrastructure.
- Maintain infrastructure and compliance documentation, including up-to-date building drawings, single lines, and regulatory compliance documents.
- Perform other duties as assigned.
Requirements
- High School Diploma.
- Current Driver’s License.
- EPA Section 608 Universal Certification.
- Master Electrician and Plumbing certification preferred.
- At least 10 years of residential maintenance experience.
- At least 8 years of building facilities operation experience in luxury apartments.
- Minimum of 5 years of supervisory experience as a senior engineer/technician or equivalent in facilities management.
- Building automation systems experience required.
- Proven experience providing excellent customer service.
- Extensive knowledge of HVAC, electrical, and plumbing systems in multi-family housing and mid-to-large facility operations.
- Exposure to budgeting and basic accounting.
- Understanding of elevator maintenance, fire sprinkler/alarm systems, and high-rise buildings.
- Proficient with computers and relevant programs (Microsoft Office, Word, Excel, Outlook).
- Experience with Yardi preferred.
