About the role
The Maintenance Manager oversees the physical aspects of apartment communities, ensuring compliance with company standards and applicable laws. They lead the maintenance team in various tasks and manage the apartment turnover process.
Responsibilities
- Ensure work orders are completed within 1 business day.
- Manage apartment turnovers within 6 days post-move-out.
- Oversee preventative maintenance inspections and repairs.
- Manage vendors and the apartment turn process.
- Handle expenses and maintain the preventative maintenance program.
- Manage team schedules and budgets.
- Document and execute an emergency plan.
- Coordinate and review work orders and cleaning schedules.
- Inspect completed work for adherence to specifications.
- Keep the maintenance shop clean and ensure cleanliness among staff.
- Study production schedules and estimate worker hours.
- Interpret company policies and enforce safety regulations.
- Order parts, solicit bids, and negotiate projects.
- Train new maintenance staff.
- Report potential unsafe conditions.
Qualifications
- Minimum 5 years industry experience managing teams of 2 or more technicians.
- Minimum 2 years in a Maintenance Supervisor role.
- HEAT (EPA) certification required.
- Ability to repair and maintain items related to plumbing, electrical, carpentry, drywall, flooring, grounds/landscaping, and HVAC.
- Ability to teach others in these areas.
