Key Responsibilities
- Lead, coach, and support maintenance technicians to ensure high-quality work, accountability, and timely completion of tasks.
- Oversee and actively participate in daily maintenance operations, including service requests, preventative maintenance, and apartment make-readies.
- Ensure service requests are completed within established timelines, prioritizing urgent issues and maintaining accurate documentation of completion.
- Manage the apartment turn process to support efficient make-ready timelines, reduce vacancy downtime, and protect revenue performance.
- Execute and maintain a preventative maintenance program, including regular inspections of building systems, equipment, and common areas.
- Conduct routine inspections of occupied and vacant units to proactively identify maintenance needs, mitigate risk, and maintain asset quality.
- Monitor maintenance workflows, service delivery, and team productivity to support operational efficiency and consistent performance outcomes.
- Support maintenance budget management by monitoring expenses, controlling inventory, and promoting cost-effective operations.
- Partner with community management to ensure a high level of resident service, timely resolution of maintenance concerns, and support of retention efforts.
- Ensure compliance with safety standards, OSHA regulations, Fair Housing requirements, and company policies.
- Maintain accurate records of maintenance activities, equipment repairs, and capital components.
- Cover coordination with vendors and contractors, including obtaining bids, overseeing work, and ensuring quality, timeliness, and cost control.
- Support emergency response efforts and ensure appropriate on-call coverage for urgent maintenance needs.
Our Ideal Candidate for this Role
- Education: High school diploma or GED required; equivalent experience considered.
- Certifications: EPA certification required; Certified Pool Operator (CPO) certification preferred; HVAC certification preferred.
- Experience & Requirements: Minimum of 4 years of experience in apartment or property maintenance; at least 2 years of experience in a supervisory or lead maintenance role preferred; experience with Class A, new construction, or luxury multifamily communities preferred; availability for on-call emergencies and proactive approach to problem solving; valid driver’s license and reliable vehicle required for on-call emergencies; willingness to perform additional duties such as snow removal, unit touch up cleans, and upkeep of amenity areas; ability to meet physical requirements including frequent lifting of 50 to 80 pounds and occasional lifting up to 100 pounds, with or without reasonable accommodation.

- Strong technical knowledge of plumbing, electrical, HVAC, and general maintenance systems.
- Ability to lead and guide a team through hands-on support, clear direction, and accountability.
- Experience managing maintenance operations, budgets, and vendor relationships.
