Maintenance Manager

Responsibilities

• Manages associates responsible for general operating maintenance and repair.
• Supervises community maintenance, housekeeping, and laundry staff.
• Directs workers engaged in maintenance and upkeep of buildings and grounds.
• Inspects completed work for conformance to standards and policies.
• Coordinates maintenance requests by residents for items needing repair.
• Oversees repairs and maintenance of buildings, including vacated rooms.
• Maintains positive communication with local authorities and governing bodies.
• Assesses plumbing and electrical problems and determines appropriate actions.
• Works within legal scope of local and state codes.
• Reviews safety data sheets (SDS) and takes necessary precautions.
• Assesses property damage and files claims according to company policy.
• Responds to resident or community emergencies.

Qualifications

• High school diploma or GED; two to three years related experience and/or training; or equivalent combination of education and experience.
• Valid State Driver’s License required for vehicle travel, as needed.

Physical Demands and Working Conditions

• Standing, walking, sitting, occasional lifting up to 50 pounds, reaching, talking, hearing, climbing, kneeling, crouching, bending, stooping, and using hands and fingers.
• On-call on an as-needed basis, occasional weekend, evening, or night work.
• Exposure to various drugs, chemicals, infectious, or biological hazards.
• Subject to injury from falls, burns, odors, or cuts from equipment.
• Travel occasionally.
• Vision requirements.
