Maintenance Manager - Ara Townhomes

Brief Description

Join The Garrett Companies and lead maintenance operations for one of our newest luxury communities. The Service Manager is responsible for ensuring top-notch resident experiences through proactive maintenance, team leadership, and hands-on problem solving.

About the role

The Service Manager oversees service requests and preventative maintenance schedules, mentors the team, and maintains curb appeal. They also communicate with the Community Manager and relevant teams regarding community performance.

Responsibilities

• Ensure apartment homes are move-in ready and inspect amenities regularly.
• Resolve customer and resident concerns.
• Initiate, prioritize, and assign maintenance tasks to the team.
• Mentor maintenance team members.
• Use performance counseling to address performance issues.
• Maintain relationships with vendors, residents, and team members.
• Communicate with the Community Manager and relevant teams regarding community performance.
• Keep in compliance with OSHA regulations and works with vendors.
• Create service requests, develop preventative maintenance schedules, conduct quarterly audits, and ensure compliance with state, federal, and local codes.
• Operate dangerous equipment and perform physical tasks such as lifting, climbing, and walking.

Requirements

• 3+ years experience as a Service Supervisor.
• HVAC and EPA certification preferred.
• Valid driver’s license required.
• Experience with Property Management software, Entrata preferred.
• Willingness to be on call and take emergency calls after standard working hours.
• Pass background check and drug screening.

Benefits
