About the Role

The Maintenance I employee is responsible for general maintenance of TNDC facilities and buildings, including custodial support when needed.

Responsibilities

  • Perform basic plumbing repairs to water and sewage systems, including replacement of fittings and clearing of stoppages.
  • Repair or replace glass, tile, locks, hinges, and window coverings.
  • Conduct basic electrical repairs to appliances, fixtures, switches, and circuits.
  • Perform basic interior and exterior painting and sheetrock repairs.
  • Submit completed work orders to direct supervisor.
  • Attend required TNDC meetings, including team, training, safety, and staff meetings.
  • Follow TNDC safety policies and procedures at all times.
  • Respond to building emergencies on an after-hours on-call schedule.
  • Other duties as assigned.

Requirements

  • One year of residential maintenance or related building experience.
  • Ability to lift up to 75 pounds and climb ladders.
  • General understanding and working application of plumbing, electrical, and carpentry skills.
  • Ability to obtain a High-rise Fire Safety Certificate within 6 months.
  • Ability to perform medium to heavy work involving sitting, standing, walking, and climbing.
  • Proficiency in using hand and power tools for mechanical, carpentry, electrical, and plumbing work.
  • Ability to operate equipment such as mechanic tools, carpenter tools, electrical tools, plumbing tools, shovels, and rakes.
  • Ability to differentiate shades of color for electrical maintenance, painting, and other tasks.
  • Valid driver’s license and ability to drive motor vehicles, including trucks.

  • Ability to comprehend and use maintenance logs, work orders, timesheets, resident handbooks, and employee manuals.
  • Effective verbal and written communication with coworkers, staff, and residents.
  • Adaptability to changes in policy, methods, and operations related to property management.

Preferred Qualifications

  • Valid California driver’s license.
  • Knowledge of Cal/OSHA safety requirements.
  • Proficiency in a second language.
