About the role
The Maintenance Director leads a team in maintaining the physical condition of the community, focusing on resident satisfaction.
Responsibilities
- Facilitate a high-performing team through frequent communication and coaching.
- Provide feedback on team work and assist with work orders and projects as needed.
- Review and manage the property budget to ensure expenses are within guidelines.
- Embrace and demonstrate CWS core values.
- Lead maintenance team members.
- Engage, motivate, and train team members.
- Prepare and complete make-ready apartments.
- Handle service requests.
- Maintain inventory and shop organization.
- Perform common area maintenance.
- Lead preventative maintenance programs.
- Participate in resident satisfaction programs.
- Communicate with customers, residents, investors, vendors, leadership, and CWS team members.
- Lead and participate in CWS Risk Management and Safety Programs.
Requirements
- High school diploma or GED.
- Preferred Yardi software experience.
- Required Microsoft Office and Outlook software experience.
- Required EPA, HVAC I & II, CPO, and local certifications.
- Minimum 2-4 years of full-time work experience in apartment maintenance or a related field.
- Valid driver's license and current auto insurance.
- Basic set of hand tools.
- Basic computer skills.
- Ability to communicate in English.
- Ability to adhere to company policies, procedures, and practices.
- Ability to establish and maintain effective working relationships.
- Ability to maintain a professional and ethical atmosphere.
- Supervisory/managerial skills.
- Able to perform work responsibilities at various properties.
- Able to travel within major metropolitan areas.
- Able to respond to emergency calls outside of regular business hours.
Qualifications
