Full-time, exempt position overseeing and performing technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas of the community meet standards for cleanliness, appearance, safety, and overall functionality for our 119 senior living apartments.
Responsibilities
- Assist and complete work orders from resident requests and routine upkeep, diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Oversee and complete the turnover process to prepare vacant senior living apartments for new move-ins.
- Maintain electrical, plumbing, mechanical, carpentry, and related systems.
- Maintain and repair furniture, fixtures, and equipment.
- Maintain unit and building HVAC systems; change filters as needed.
- Monitor fire/safety/security equipment and work with the Executive Director to ensure a safe environment.
- Organize and record all fire, safety, and security inspections for compliance.
- Schedule vendors and contractors, obtain supplies and materials, complete maintenance tasks, and inspect completed work.
- Develop and enforce standards for cleanliness and appearance of grounds, amenities, building exteriors, make-ready unit interiors, breezeways, curbs, signage, sales office, garbage areas, parking lots, and common areas.
- Periodically inspect work performed by service team members and contractors to assess effectiveness and ensure quality standards.
- Assume administrative authority, responsibility, and accountability for directing the Maintenance Department.
- Plan, develop, organize, implement, and evaluate the Maintenance Department’s programs and activities.
- Coordinate maintenance services with other departments (Dietary, Health Services, Activities, etc.).
- Handle emergencies, including rescheduling maintenance work as needed.
- Maintain productive working relationships with other department supervisors to ensure uninterrupted services.
- Review and assess the competence of maintenance personnel and make necessary adjustments.
- Supervise safety and fire protection programs, inspecting work areas and equipment weekly.
- May drive a PACS vehicle from the community if required.
- Participate in community surveys (inspections) by authorized government agencies and develop corrective action plans for deficiencies.
- Ensure proper completion and supervision of services performed by outside vendors.
- Enforce safety regulations, including proper use of equipment, hazardous chemical handling, and use of safety equipment.
- Maintain maintenance schedules, policies, and procedures to ensure a safe and comfortable environment.
- Conduct weekly inspections of maintenance functions to ensure quality control.
- Monitor supply usage to avoid waste and inspect storage areas for upkeep and supply control.
- Report equipment or community damage promptly to the Executive Director.
- Assist in preparing and planning the Maintenance Department’s budget for equipment, supplies, and labor.
- Maintain financial records and cost reports for the department.
- Maintain confidentiality of all resident information.
Requirements
- High school education or equivalent.
- Experience in property management maintenance, building maintenance, or a related trade.
- Minimum of three (3) years of supervisory experience in a maintenance/plant-related position.
- Knowledge of boilers, compressors, generators, and various mechanical, electrical, and plumbing systems.
- Ability to read and interpret blueprints.
- Knowledge of building codes and safety regulations.
- Ability to make independent decisions, follow instructions, and accept constructive criticism.
- Strong interpersonal skills to deal tactfully with personnel, residents, family members, visitors, and government agencies.
- Ability to apply mathematical concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Ability to solve practical problems and interpret instructions in written, oral, diagram, or schedule form.
- Licensed in accordance with current applicable standards, codes, and labor laws.
Physical Demands
- Occasionally lift and/or move up to 25 pounds.
- Prolonged use of a desktop or laptop computer.
- Regularly required to sit, stand, walk, talk, read, or hear.
- Frequent use of office-related equipment including copier/scanner/fax, telephone, and calculator.
- May assist in the evacuation of residents during emergency situations.
Work Environment
The noise level in the work environment is usually low to moderate.
Pay
Annual wage of $62,000–80,000, commensurate with experience.
