Maintenance Coordinator - Facilities
Hiring Range: $25.86 to $32.33 per hour (Full Pay Range: $25.86 to $38.79)
About the Role
Under general direction of the Facilities Superintendent, this position helps lead a crew of maintenance specialists and performs installation, maintenance, and repairs relating to all systems such as electric, plumbing, and HVAC within City buildings and facilities, walk areas, and parking lots. Plans, directs, and evaluates the administrative and operational aspects of the Facilities Division.
Responsibilities
- Determines crew assignments; trains staff on duties, safe handling and use of cleaning chemicals, safety practices, and custodial methods.
- Drives City vehicles and operates other motorized equipment including lifts of many kinds.
- Checks various equipment gauges and instruments and maintains proper levels of water, oil, fluids, and air pressure.
- Performs minor electrical work using test devices to determine circuitry problems and makes minor wiring repairs and replacement.
- Performs plumbing maintenance including, but not limited to, unclogging drains and repairing or replacing pipes to stop leaks.
- Repairs roofs using hand tools and hot or cold adhesive mixtures.
- Performs drywall installation and patching, painting, carpentry, carpet, tile, and other floor installations as needed.
- Checks HVAC units and thermostats for operation, cleans or replaces HVAC filters, belts, motors, etc.
- Assists management in preparing cost estimates for repairs and maintenance jobs; maintains records of time and materials used.
- Confers with supervisor regarding problems and questions.
- Performs other duties as assigned.
This position may require night and weekend work when needed and may also require being on-call for periods of time.
Requirements
- High school diploma or equivalent plus three years of building maintenance and custodial experience.
- Any equivalent combination of education, experience, and training which provides the knowledge and abilities necessary to perform the essential functions of the position will be considered.
- Supervisory experience preferred.
- Candidate of choice must pass pre-employment drug, fingerprint, and polygraph tests through the Police Department prior to being placed in the position.
Skills
- Use of all tools, equipment, and materials used in the performance of required duties, including knowledge of national and local building codes.
- Methods and techniques used in lifting, moving, stacking, storing, and protecting tools, equipment, and hazardous materials.
- Maintenance and repair work in painting, electrical, plumbing, HVAC, carpentry, roofing, drywall, cement work, and floor maintenance including carpet and hard floor cleaning.
- Construction techniques and preventative maintenance programs.
- Reading both electrical and mechanical blueprints and schematics; performing maintenance projects in a timely manner and on schedule.
- Adherence to all Federal and local safety laws, rules, and policies governing work activities and safety equipment and standards.
- Achieving all necessary driving, lift and equipment operation, and OSHA certifications as outlined in the City's Written Safety Plan and Job Hazard Analysis plan (JHA).
- Effective communication both verbally and in writing with the general public and employees; providing excellent customer service.
- Comprehending and drawing conclusions from written material and proceeding accordingly.
- Seeing projects through to completion.
- Measuring distances using a tape measure and/or calibrated instruments; using graphic visual aids, blueprints, schematics, or layouts.
- Installing, replacing, or adjusting filters, light bulbs, belts, or similar objects; operating small and/or large power-driven machines.
- Moving, lifting, pushing, and pulling a variety of heavy objects; using common hand tools.
- Compliance with job-related OSHA standards.
Physical Demands and Working Conditions
- Sufficient physical ability to effectively and safely perform required duties; may require work in small, cramped areas.
- Ability to lift up to 50 pounds without assistance and between 51 and 75 pounds with assistance.
- Ability to speak, read, and write English.
