About the role

The Maintenance Coordinator / Driver position supports the Maintenance team and drives (1) day per week to transport residents to and from community activities, appointments, and other destinations. Essential functions include maintaining a safe, clean, and well-maintained living environment, responding to environmental concerns, and collaborating with others.

Responsibilities

  • Maintain all areas inside the building to the highest cleanliness standards, including routine and deep cleaning of carpets, furniture, windows and glass, and maintenance and replacement of hard surface flooring as needed.
  • Support grounds maintenance, including exterior building repairs and lawn care, in collaboration with landscaping contractors and waste removal services.
  • Implement and document a preventative maintenance program for the building and its equipment.
  • Prepare and refurbish apartments for resident move-ins, including patching and painting walls and ceilings; replacing or deep-cleaning carpets; installing/ replacing vinyl flooring and ceiling fans; and refinishing trim and cabinets.
  • Maintain fire safety and emergency records in compliance with applicable regulations.
  • Respond to environmental concerns such as natural disasters, fires, power outages, plumbing issues, and pipe breakages.
  • Maintain a catalog of Safety Data Sheets (SDS).
  • Inspect resident apartments for potential problems and hazards.
  • Perform repairs or report issues to the Maintenance Director and Executive Director for follow-up.
  • Schedule and perform preventative maintenance and maintain up-to-date quality assurance records for the physical plant, including mechanical, electrical, and plumbing systems.
  • Use building management software to document and track maintenance tasks, apartment turnovers, and work orders.
  • Support effective communication between community staff and residents’ families regarding residents’ physical, personal, and emotional well-being.
  • Collaborate effectively with others and take initiative with the capability to engage in conflict intervention and resolution for residents, families, employees, and others as needed.
  • Complete other tasks as assigned.

Qualifications

  • A high school diploma or equivalent required.
  • 1-3 years of past related experience preferred.
  • Completion of an accredited maintenance training program may be considered in lieu of work experience.
  • Applicable state license(s), as required.
  • CPR or BLS certification preferred.
  • Working knowledge of carpentry including drywall repair, painting, light plumbing, and preventative maintenance.
  • Basic technical and mechanical skills to perform routine maintenance and repairs on mechanical and electrical systems, as well as general understanding of construction principles.
  • Proficient in basic computer systems and software, including internet browsers, Microsoft Office, and relevant electronic records platforms.
  • Class C drivers license required.

Pay

Competitive salary based on experience and qualifications.

Schedule

This position primarily works indoors within the community, with occasional outdoor tasks as needed. Weekend and holiday work may be required.
